Clean ducts, no broken ceilings

AC duct cleaning in Al Thaghr

In Al Thaghr, south Jeddah, duct cleaning is essential in modern villas, residential blocks and shops. Coastal salt and sea dust enter the ducts and reduce system efficiency.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.

What sets this district apart

Al Thaghr is a coastal zone very close to the sea, with modern villas, residential and commercial blocks fitted with central AC systems. Proximity to the sea means constant exposure to sea salt, humidity and very fine dust. These tiny particles bypass the pre-filters and settle quickly inside the ducts and boxes, causing metal corrosion, moisture accumulation and mould. Duct cleaning here is not an option but essential to protect the system and maintain air quality.

Al Thaghr is in south coastal Jeddah, a modern area very close to the sea with central AC systems in most buildings.

Most villas and residential blocks here use central duct systems due to their size, and sea salt accumulates rapidly in the branches.

The AC setup in Al Thaghr

  1. 1

Central duct system with limited salt protection

Modern villas and blocks here have central ducts but the pre-filters cannot completely block the very fine sea salt particles.

  2. 2

    Return-air boxes prone to mould

Return-air plenum boxes often suffer mould growth due to the high coastal humidity.

  3. 3

Bare metal ducts without protective coating

Most ducts are bare metal without protective coating, so salt and humidity cause internal surface corrosion over time.

Before the visit

Before our visit in Al Thaghr

  1. 1

Ensure safe access to the outdoor unit

The outdoor unit is usually on the roof or an external wall facing the sea. Check that the team can reach it safely without conflict with other equipment.

  2. 2

Prepare a complete list of all grilles and access points

Tell us the location of every grille and access point you can open, especially in bedrooms, living areas and offices.

  3. 3

Clear space around furniture and windows

Move furniture and curtains away from grilles and windows so the team can work unobstructed and apply protective covers properly.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

My villa's AC smells odd, is that coming from the ducts?

Yes, coastal salt and humidity cause mould and bacteria to grow in the ducts and boxes. Cleaning removes these deposits and odours.

Does sea salt damage your cleaning equipment or the ducts themselves?

Our equipment is designed for coastal environments. Sea salt settles on duct walls but our careful cleaning removes it without damaging the metal ducts.

Coastal humidity is very high, how often should I clean the ducts?

In Al Thaghr, humidity and salt speed up buildup. We recommend cleaning every six to nine months to maintain system efficiency and air quality.

The outdoor unit faces sea salt directly, does cleaning protect the ducts from rust?

Cleaning removes salt and mould from inside the ducts, but the outdoor unit itself needs separate maintenance. We handle the duct interiors, and we recommend the outdoor unit is checked and cleaned regularly too.
