When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Harazat is a relatively modern residential area mixing spacious villas and contemporary apartment buildings with small commercial services. Most homes here have modern central AC systems with insulated ducts distributed through suspended ceilings. Because of intense heat and relatively high humidity in the region, dust, debris and mould build up inside the ducts faster than elsewhere. Duct cleaning improves the AC's effective performance and keeps indoor air quality and occupant health sound.

Al Harazat is in east Jeddah, a modern residential area of villas and apartment buildings with contemporary architectural designs.

Villas and buildings here use modern central AC systems with insulated metal ducts distributed through sturdy suspended ceilings.

The AC setup in Al Harazat

  1. 1

Central system with modern insulated ducts

Modern villas and buildings here use high-quality insulated ducts through suspended ceilings to distribute cold air efficiently.

  2. 2

    Central return-air boxes

Return air from rooms converges in a central insulated box before re-entering the unit; these boxes accumulate dust and mould rapidly because of humidity.

  3. 3

    Calibrated metal outlets

Each room has a calibrated metal outlet allowing direct access to branch ducts; particle accumulation begins at these points because of constant airflow.

Before the visit

Before our visit in Al Harazat

  1. 1

    Clear space around all outlets

Ensure all AC outlets and openings in ceilings and walls are free of furniture, curtains and décor before the team's visit.

  2. 2

Provide a power outlet for equipment

Cleaning equipment needs a power outlet near the main cleaning points; let us know the nearest available outlet.

  3. 3

Tell us if you notice smells or dust

If you notice odd smells or dust at the outlets before the visit, tell us the details so we can focus on the most affected areas.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Does the intense heat increase how often ducts need cleaning?

Intense heat makes the AC run at higher capacity, which speeds up dust and particle accumulation in the ducts. The heavier the cooling load, the more regular cleaning matters.

Do insulated ducts need a special cleaning method?

Yes, modern insulated ducts need careful cleaning to avoid damaging the insulation, and our specialist equipment handles these ducts safely without harm.

My home is new and the AC runs at high capacity, do the ducts need cleaning now?

Even new buildings may have construction and installation dust inside the ducts, so we recommend an initial cleaning after construction and finish to ensure air purity from the start.

How do I know if my ducts need cleaning?

Signs include: odd or musty smells, visible dust at outlets, reduced airflow in some rooms, or rising electricity bills despite normal AC use.
