When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Lulu is a district of modern, multi-storey residential blocks with central duct systems in each flat, featuring uniform architecture that helps our team move efficiently between units. Flats here are similar in size and design, meaning duct distribution patterns are consistent, but intensive summer use and coastal humidity speed up dust accumulation. Duct cleaning here becomes essential every two to three years on average.

Al Lulu sits in north Jeddah, a district of modern, multi-storey residential blocks with uniform central duct systems.

Most flats in Al Lulu have central ducts distributed under false ceilings, serving living, sleeping and kitchen areas from a single central unit.

The AC setup in Al Lulu

  1. 1

Uniform central duct system per flat

Each flat in Al Lulu has its own duct system serving main rooms from a single central unit under the false ceiling.

  2. 2

    Distribution grilles in each room

Flats feature regular distribution grilles in living, sleeping and kitchen areas, providing clear entry points for our cleaning process.

  3. 3

Return-air plenum under floors or in corridors

Most flats have a return-air plenum either under the concrete floor or in ceiling passages, collecting air from rooms before it returns to the central unit.

Before the visit

Before our visit in Al Lulu

  1. 1

Clear space in front of ceiling grilles

Remove curtains and obstacles from ceiling grilles and leave sufficient space for our suction and cleaning equipment.

  2. 2

Close doors to other rooms if possible

If there are other rooms in the flat that need cleaning later or not at all, close their doors to minimise dust spreading.

  3. 3

Have the entry key and system control ready

Ensure you have the flat key and know where the system on/off switch is located before the visit time.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Does duct cleaning improve the AC's electrical efficiency in summer?

Yes, removing dust from ducts and branches reduces air-flow resistance, allowing the compressor to work less hard and distribute cool air more evenly to every room.

The flat is small and the furniture is dense, how do you bring your equipment in?

Our cleaning equipment is relatively simple and mostly portable, and we lay protective sheets on floors and furniture as we move in and out.

Sea humidity increases airborne dust, does that speed up dust buildup in the ducts?

Yes, coastal humidity makes dust and particulates stick to duct walls more easily, reducing system efficiency faster than inland areas.

Do you require the power to be cut before cleaning begins?

Yes, we require the indoor unit to be switched off and kept off until we confirm all ceiling grilles and access points are properly closed.
