Clean ducts, no broken ceilings

AC duct cleaning in Al Mahjar

In Al Mahjar, south Jeddah, duct cleaning becomes essential in the villas and residential buildings running central or distributed systems. The dust visible on the grilles represents only a fraction of what builds up inside the branch ducts and return box.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Mahjar mixes independent villas with mid-rise residential buildings, most built in recent decades with central or distributed duct systems running through the ceilings. Southern winds carry dust and sand from the surrounding environment, so it accumulates quickly in the branch ducts and return boxes, especially if the outdoor intake points sit near open areas. Duct cleaning here requires precision to ensure even airflow across all rooms.

Al Mahjar lies in south Jeddah, a relatively modern residential area of villas and buildings with central duct systems.

Most villas and buildings here run central or distributed AC systems, with return plenum boxes mounted in ceilings or upper passages.

The AC setup in Al Mahjar

  1. 1

Central AC system with return plenum

Modern villas and buildings in Al Mahjar use a central unit that returns air through a plenum box in the ceiling or upper passage.

  2. 2

    Distributed system with multiple branches

Some buildings use a distributed system that feeds cooled air to multiple rooms through separate branches in the ceilings.

  3. 3

Outdoor intakes exposed to dust and sand

Outdoor intakes often sit near open areas or gardens, attracting dust and sand quickly, especially in summer.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Will cleaning the ducts stop dust entering the system?

Cleaning removes the current buildup, but dust returns with the airflow if the filters are not right. We check the filter and recommend regular replacement to keep the ducts clean.

Al Mahjar sits in the path of winds from multiple directions, how often should we clean?

This depends on the location of the outdoor intake, filter quality and daily use. An inspection visit will show when cleaning becomes needed.

Will you access the ceiling during cleaning?

We prefer to enter through existing grille and return box openings without touching the ceiling. If needed, we agree on any additional access points before starting.

Air from the central unit is weak in a distant room, will cleaning fix it?

Weak flow can come from dust buildup in the distant branches, clogged filters, or a damper fault. Cleaning removes the dust, but we may need to check the damper and filters for a full diagnosis.
