Clean ducts, no broken ceilings

AC duct cleaning in Al Rawasi

In Al Rawasi, east Jeddah, duct cleaning is essential for residential complexes and modern buildings with complex central distribution systems. Dust accumulates in the ducts and return plenums over long operating seasons, cutting efficiency and indoor air quality.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Rawasi is a modern area of large residential complexes and multi-storey blocks with standardised flats, most equipped with advanced central AC duct systems linking shared cooling units to dozens or hundreds of flats. The systems here are complex, spanning multiple floors and wings, and dust accumulation quickly affects distribution efficiency and pressure. Cleaning reaches the branches and return plenums through grilles in each flat, and requires coordination with the complex management and residents.

Al Rawasi lies east of Jeddah and contains large residential complexes with modern buildings and sophisticated central duct systems.

Most residential complexes in Al Rawasi have duct systems distributed from central cooling units serving dozens of flats across multiple wings and floors.

The AC setup in Al Rawasi

  1. 1

Duct systems distributed from multiple central cooling units

The complex may have multiple central cooling units, each connected to a duct network serving several wings or floors.

  2. 2

    Individual duct branches per flat

Each flat has one or more individual duct branches connected to the central network, with its own access grilles.

  3. 3

Central return plenums on roofs or lower levels

The main return plenums are usually on the complex's roof or lower levels, collecting air from all flats and wings.

Before the visit

Before our visit in Al Rawasi

  1. 1

Get complex management approval and schedule in advance

Contact the complex management first and tell them you want your flat's ducts cleaned, and ask them to schedule the best time and facilitate access to the return plenum if needed.

  2. 2

Obtain a duct diagram from management if available

If the complex management has a duct diagram, request a copy or a description of the branches serving your flat to speed up cleaning.

  3. 3

Ensure access to cleaning grilles in your flat is clear

Clear obstacles around the grilles in your flat and confirm whether the team needs administration approval to access the return plenum if it is shared or outside the flat.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Our complex's duct systems are very intricate, how do you handle such complexity?

We ask the complex management for a duct diagram and key access points, and focus on the branches and return plenum directly connected to your flat.

My flat is in a large complex, does coordination with management and residents delay the appointment?

Some coordination time may be needed, but we work flexibly with the complex management to find the fastest time that works for everyone.

Do ducts shared between multiple flats need simultaneous cleaning?

It is best to coordinate cleaning between flats sharing the same ducts, but we can clean your flat's branches through your own access grilles separately if needed.

Does the high heat and humidity here damage the ducts long-term?

The heat and humidity increase dust and mould buildup, but the ducts themselves are made of durable materials, and regular cleaning keeps them sound and efficient.
