When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Surur holds a mix of closely spaced villas and small to medium residential complexes, many with central ductwork and modern distribution systems. The medium population density and heavy daily AC use means the ducts carry a high load all day. The nearby coastal environment adds salt and humidity layers to the systems, and debris buildup can reduce airflow and create maintenance headaches.

Al Surur lies in southern Jeddah as a medium-density residential area blending villas and housing complexes near the coast.

Most homes and complexes here use one or two outdoor units with multiple branch ducts, and the outdoor units' exposure to salt and humidity increases debris accumulation rates.

The AC setup in Al Surur

  1. 1

Mix of shared and individual ducts

Some villas have individual ducts, while some complexes have shared runs distributing air to multiple units.

  2. 2

Outdoor units exposed to salt and humidity

Outdoor units are typically on exposed roofs or side walls, increasing exposure to sea spray and salt.

  3. 3

Return plenums at various levels in homes

Return plenums may be in suspended ceilings on ground or upper floors or under the roof, requiring case-by-case assessment.

Before the visit

Before our visit in Al Surur

  1. 1

Seek complex management approval if applicable

If your home is in a complex, notify management before the visit to avoid conflict with internal rules or visiting times.

  2. 2

Ensure team access to roof or side wall

Check the team can safely reach the outdoor unit on the roof or side wall, and tell us of any obstacles or safety restrictions.

  3. 3

Clear the utility room or main hallway

If the return plenum is in a utility room or main hallway, move stored items around it so the team can access and work freely.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Do shared ducts between closely spaced villas cause problems?

Some complexes have shared ducts, which can spread odours and mould between units if not cleaned regularly, so we recommend annual cleaning at minimum.

Coastal air and salt affect the ducts in Al Surur, what should we do?

Salt and humidity build up on outdoor units and ducts, and regular cleaning (annually or every 18 months) prevents corrosion and premature system failure.

Can we clean complex ducts without disturbing neighbours?

Yes, cleaning requires no loud noise or breaking, but giving neighbours and management at least a day's notice before the visit helps avoid any awkwardness.

How far are the access points from outdoor units in Al Surur?

Distance varies by home or complex design, but typically ducts run tens of metres from the outdoor unit to distribution grilles, and we clean the entire length.
