Clean ducts, no broken ceilings

AC duct cleaning in Al Tawfeeq

In Al Tawfeeq, east Jeddah, duct cleaning matters for the central distribution systems in the mixed residential and commercial buildings here. Dust and humidity build up in the branches and return plenum, cutting system efficiency and indoor air quality.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Tawfeeq is a mixed neighbourhood of medium and small residential flats alongside commercial and mixed-use buildings, many equipped with central AC duct systems connected to shared or separate cooling units. The heat and humidity together speed up dust and particle accumulation inside the ducts, especially in the branches farthest from the return plenum. Cleaning reaches every branch and the return plenum through existing openings, restoring balanced pressure and even cool-air distribution.

Al Tawfeeq is located east of Jeddah and features a mix of residential and commercial buildings with varying central duct systems.

Most flats and commercial buildings in Al Tawfeeq use ducts distributed from one or more central return plenums.

The AC setup in Al Tawfeeq

  1. 1

Ducts distributed from a central return plenum

Most buildings in Al Tawfeeq have one central return plenum distributing cool air through branches to multiple residential units.

  2. 2

Shared ducts between adjacent residential units

Some adjacent flats may share duct branches connected to the same plenum, requiring coordination during cleaning.

  3. 3

    Access points at multiple levels

Access grilles are distributed across different floors, allowing the team to clean ducts from multiple levels without moving equipment constantly.

Before the visit

Before our visit in Al Tawfeeq

  1. 1

Coordinate with building management or neighbours

If you share ducts with other units, let the building management or neighbours know about the visit time so the team can access all points easily.

  2. 2

Ensure access to all grilles and openings

Identify where all the access grilles are in your unit and let us know if any are locked or need a key or access card.

  3. 3

Clear obstacles around the access points

Make sure furniture, décor and covers are away from the grilles and openings so the team can work without delays.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Are ducts in mixed-use buildings harder to clean than in purely residential ones?

They can be, because mixed-use buildings often have more complex duct layouts serving both residential and commercial areas, so we may need extra coordination with the building management.

My flat is on the third floor, does cool air reach it evenly through the upper ducts?

It may not, because dust clogs the upper duct branches and restricts airflow, so cleaning restores balanced distribution to all floors.

The humidity here is high, does that speed up dust accumulation?

Yes, the humidity and heat make dust particles stick to the duct walls and build up faster, so regular cleaning helps here.

My building is older and the ducts may have air leaks, how do you handle that?

We focus on cleaning the branches and return plenum through existing openings, and don't do duct sealing, but we may recommend further inspection if we notice issues during cleaning.
