When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.

What sets this district apart

Most Al Widad buildings are apartment blocks of 6 to 12 units served by a single shared central AC system from one plenum and compressor. This setup causes faster dust buildup in the ducts because desert sand enters through one outdoor opening and spreads through the whole network. Regular duct cleaning is essential here, as pollutants accumulating in the pipes can migrate from flat to flat through the shared airstream.

Al Widad sits in east Jeddah, an area of modern residential apartment blocks with shared central AC systems.

Most Al Widad apartment blocks have one central compressor and a unified duct network serving all flats from a shared return plenum.

The AC setup in Al Widad

  1. 1

Unified duct network serving multiple units

Ducts branch from the shared equipment room on the lower level and split to each flat with separate branches.

  2. 2

    Single shared return plenum

All flats send return air to one plenum in the equipment room, concentrating dust buildup in a single point.

  3. 3

Supply and return grilles in each flat

Each flat has its own supply and return grilles, providing safe access points to clean the ducts without disturbance.

Before the visit

Before our visit in Al Widad

  1. 1

Coordinate with building management before the visit

Notify building management of the cleaning date in advance, as it may require access to the shared equipment room.

  2. 2

Ensure access to the equipment room is available

Confirm the equipment room is unlocked at the visit time and a building representative is available to unlock it if needed.

  3. 3

    Keep grilles clear of obstructions

It is important that supply and return grilles in your flat are clear of furniture or curtains before the visit day.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Does east Jeddah's humidity increase dust buildup in the ducts?

Humidity does not add dust, but helps it stick and settle in the ducts faster, reducing airflow more quickly.

If we clean the ducts, does it improve only our flat's air or the whole building's?

Since the system is shared, cleaning the ducts improves air quality in all flats, not just yours, because clean air flows through every branch.

How do you clean ducts in a single-compressor system shared by many flats?

We work from access points in each flat and the shared equipment room, cleaning all branches and the common return plenum in one visit without disrupting any unit.

Should we clean the ducts on a schedule or only when needed?

It depends on visible dust at the grilles and airflow in your flat, and the more you run the AC with external dust present, the more cleaning is needed.
