When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Old Airport is diverse, mixing relatively older villas with modern administrative and commercial buildings, whose systems range from complex central ducts to multi-head splits. Dust and debris from open areas and older passages collect in ducts quickly, and visit coordination involves managing large building administrations and private villas. Humidity and intermittent airflow in some older villas accelerate pollutant buildup.

Old Airport sits in central Jeddah, a mixed district of villas and modern administrative and commercial buildings.

Older villas here typically have simpler duct systems, while modern administrative and commercial buildings need complex duct networks spanning multiple floors.

The AC setup in Old Airport

  1. 1

    Simple ducts in older villas

Older villas in Old Airport typically have simple duct systems distributing air to few rooms from one outdoor unit.

  2. 2

Complex duct networks in administrative buildings

Modern administrative and commercial buildings need duct networks spanning multiple floors with multiple return boxes.

  3. 3

Mix of ducts and multi-head split systems

Some buildings combine central ducts with multi-head splits in different zones, depending on the building's age and upgrades.

Before the visit

Before our visit in Old Airport

  1. 1

Coordinate with building management for commercial properties

If the building is a large administrative or commercial property, notify management of the visit time beforehand to ease access and coordinate with staff.

  2. 2

Ensure stairways and passages are clear

Large buildings may require access to roofs or high areas, ensure stairs and passages are safe before the visit.

  3. 3

Keep grille and return points accessible

In large buildings, grille and return openings may be in different areas; ensure all are accessible before the visit.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Old villas and modern buildings together, how do you handle the difference?

Our team is equipped for both simple and complex systems, and we adjust our approach to match the ducts in each building.

Commercial buildings are large with complex ducts, can you handle them?

Yes, we handle complex duct networks across multiple floors, and coordinate with building management to find the best cleaning time.

The area has dust and debris from older roads, does this affect ducts?

Yes, open roads and older construction increase dust and debris entry, so regular annual or eighteen-monthly cleaning is essential.

Older villas may need special equipment to reach ducts, is your team equipped?

Yes, our equipment suits both old and modern systems, and we assess each site before the visit to ensure safe access.
