Clean air from the duct

Duct cleaning & sanitising in Al Amwaj

In Al Amwaj, north Jeddah, modern villas and apartment blocks spread across open plots with central AC systems. Duct cleaning and sanitising removes the dust and salt that builds up from the humid coastal air.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Amwaj buildings are relatively new and spread across wider plots than downtown Jeddah, and most rely on central or unified AC systems in villas and apartment blocks. The humid air and salt spray from the sea settle on duct walls quickly, trapping moisture, mould and salt deposits over time, which causes musty smells when the system runs. Cleaning and sanitising keeps the indoor air quality high and extends the system's life.

Al Amwaj lies in north Jeddah, a modern district of spacious villas and apartment blocks with central AC systems near the seafront.

Most villas and apartment blocks here have unified central AC systems that cool multiple rooms from a single outdoor unit.

The AC setup in Al Amwaj

  1. 1

    Unified central AC system

Most modern villas and apartment blocks in Al Amwaj use a single central AC unit that distributes cool air through a hidden duct network.

  2. 2

    Concealed ductwork in suspended ceilings

Ductwork is usually mounted above suspended ceilings for a clean aesthetic, so cleaning it requires accessing safe maintenance points.

  3. 3

    Outdoor unit in open space

Outdoor units here have space for good airflow, but they are directly exposed to salt spray and humidity from the sea.

Before the visit

Before our visit in Al Amwaj

  1. 1

    Confirm access to maintenance ports

Make sure the maintenance ports in the suspended ceilings are accessible and safe before the visit.

  2. 2

Tell us where the outdoor unit is located

Pinpoint the outdoor unit's location so we can inspect external connections and runs.

  3. 3

Prepare the indoor space for work

Clear space around duct vents and suspended ceilings to make it easy for the team to work with cleaning equipment and the inspection camera.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Does the central ductwork in my villa need regular cleaning?

Yes, central systems accumulate dust, salt and mould faster because air flows constantly through long ducts. We recommend a thorough cleaning at least every two years in coastal areas.

The ductwork in my building is hidden in the suspended ceiling, how do you access it?

We open the maintenance ports already in the suspended ceilings or create safe access points before cleaning, then close them carefully afterwards.

Does coastal humidity increase mould in the ducts, and is it a health risk?

Yes, salt and humidity from the sea speed up mould growth inside the ducts. Sanitising after cleaning kills germs and bacteria and improves the air quality you breathe.

Should the outdoor unit be inspected while you clean the ductwork?

We inspect duct connections and external runs if needed. If we spot issues with the outdoor unit, we alert you and recommend a separate inspection.
