Clean air from the duct
Duct cleaning & sanitising in Al Bahjah
In Al Bahjah, north-east Jeddah, modern villas and blocks use central cooling with metal ducts. Jeddah's salty dust and humidity deposit on the duct walls and accelerate mould and bacterial growth, creating musty odours and damaging indoor air quality.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Bahjah is a relatively modern district of villas and medium-density blocks, designed with contemporary central cooling systems serving large areas. The long metal ducts are prone to dust and moisture accumulation because Jeddah's coastal air carries high salt and dust, especially if the ducts are old or recently uncleaned. Duct cleaning and sanitising remove fungi, bacteria and mould, improving air odour and quality, which matters for the health of villa and apartment residents.
Al Bahjah is in north-east Jeddah, a modern district of villas and blocks with contemporary central cooling systems.
Most villas and blocks in Al Bahjah have a single central metal duct system, and some larger villas may have a second smaller system for separate wings.
The AC setup in Al Bahjah
- 1
Unified central metal duct system
Most villas and blocks in Al Bahjah have one metal duct system distributing cool air to all rooms and floors from a central air handler.
- 2
Secondary small system in large villas
Some spacious villas in Al Bahjah have a secondary duct system serving separate wings or sections.
- 3
Central air handler on roof or utility floor
The main air handler is usually on the villa roof or in a utility floor, serving as the source of the main duct that branches throughout the home.
Before the visit
Before our visit in Al Bahjah
- 1
Confirm the location of the air handler and main duct
Tell us where the main air handler sits (roof, utility floor) and where the main duct originates, so we can plan the starting point for inspection and cleaning.
- 2
Turn off the AC one hour before the visit
Turning off the AC before arrival prevents stirring up dust and contaminants during inspection and cleaning, improving visit efficiency.
- 3
Identify available and blocked duct access points
Tell us which duct access points are open and which are blocked by panels or furniture, so we can prepare equipment and time based on access difficulty.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
The air from the AC smells musty, is that from the ducts?
Yes, old or uncleaned ducts harbour fungi and bacteria that exit with the cool air, creating a musty smell. Cleaning and sanitising remove it completely.
Al Bahjah has high humidity and salty air from being close to the coast, does that affect the ducts?
Yes, coastal humidity and salt speed fungal growth and rust in metal ducts, which is why we recommend regular cleaning every year or two depending on heavy use.
Can children and people with allergies be affected by contaminated duct moisture?
Bacteria and mould in ducts can trigger allergies and respiratory illness, especially in children and those with sensitivities. Duct cleaning and sanitising significantly reduce these risks.
The duct access points in my villa are scattered and some are hidden, how do you handle them?
We use an inspection camera to see the duct first from outside, then carefully open available access points, clean through them and sanitise the full duct before resealing.
