Clean air from the duct
Duct cleaning & sanitising in Umm Sidrah
In Umm Sidrah, north-east Jeddah, modern residential towers with central AC systems accumulate dust, mould and salt in the ductwork due to coastal humidity. We inspect by camera, deep-clean and sanitise the pipes before use.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Umm Sidrah is a modern north-east neighbourhood of closely spaced tall residential towers with unified central AC systems. Main ductwork runs through suspended ceilings and internal walls packed closely due to building density. Proximity to the sea brings high humidity and salt in the air, speeding up mould and bacteria growth in sealed ducts. High population density also increases daily AC load, so ductwork here needs more frequent cleaning than other neighbourhoods.
Umm Sidrah sits in north-east Jeddah and contains closely packed modern tall residential towers with central AC systems.
All towers here have unified central AC serving multiple residential units, with main ductwork running through tight suspended ceilings.
The AC setup in Umm Sidrah
- 1
Unified main duct serving multiple residential units
Each tower here has a single main duct branching to serve multiple flats or residential units.
- 2
Complex duct branches under tight suspended ceilings
Due to building density and many units, suspended ceilings here are tight and contain very complex branching networks.
- 3
One central AC unit per tower
Each tower has one powerful central AC unit serving all floors, with ductwork distributing air from above.
Before the visit
Before our visit in Umm Sidrah
- 1
Coordinate with the tower management before the visit
Towers here need management and security approval. Tell management about the visit time and where the team will be working on the ceiling and ductwork.
- 2
Prepare safe access to the suspended ceiling
Ensure the suspended ceiling in the engine room or area to be cleaned is safe and can be opened, and the space beneath is clear of obstructions and wiring.
- 3
Map out the main duct and branch routes
Know where the main duct starts from the central unit and where the branches go. This helps the team understand the pipe network and estimate work time.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
Our tower has many units, does each need its own separate duct cleaning?
No, the main duct in the tower is single and branches to each unit. We clean the main duct and all branches in one visit covering the entire tower.
Umm Sidrah's humidity is very high due to proximity to the sea, how often yearly should we clean?
It depends on usage and the first camera inspection. We usually recommend cleaning every year or every 18 months in humid coastal areas like Umm Sidrah. A camera check shows whether new buildup has formed.
Does duct cleaning reduce noise from the AC system?
Clean ducts may reduce noise slightly by improving airflow and reducing vibrations. But loud noise might come from the central unit itself, not the ductwork.
In a high-rise tower, how do you get heavy cleaning equipment to the ductwork under the ceiling?
We use safe mobile ladders and tools to reach the suspended ceiling. Before the visit we need confirmation that the engine room or main ductwork area is safe and large enough for the team to work with equipment.
