When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

What the work covers
- Camera inspection of ducts
- Isolating section from unit
- Loosening deposits with agitation tools
- Extracting dust by negative-pressure vacuum
- Applying an approved sanitiser
How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Bashaer is a developed residential district mixing standalone villas with mid-rise apartment blocks, most with central AC served by long metal ducts. Coastal humidity and proximity to the sea accelerate mould and bacterial growth in the ducts, especially if they go unclean for years. An inspection camera reveals what is inside before we begin comprehensive cleaning and sanitising.
Al Bashaer lies in East Jeddah, a developed residential zone with modern villas and apartment blocks equipped with advanced central systems.
Most residential buildings in Al Bashaer have central AC with metal ducts running across multiple floors.
The AC setup in Al Bashaer
- 1
Central main duct with branches to each unit
The complete system starts from one central unit and splits into branch ducts serving each flat or residential unit.
- 2
Insulated metal ducts
Most metal ducts are covered with thermal insulation to reduce heat loss and minimise internal condensation.
- 3
Filters and dampers at various points
Modern central systems have additional filters and control dampers at points distributed along the ducts.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
How often per year should ducts be cleaned in Al Bashaer?
It depends on AC usage and filter quality. We recommend a camera inspection first to assess buildup, then agree a cleaning schedule with you.
My 12-flat block shares one central AC unit, are all flats on one shared duct?
Usually the main duct branches into runs for each flat. We inspect the layout first, then clean both the shared main duct and the branches serving all units.
Humidity and salt from the sea here are high, does this cause faster mould growth?
Yes, Al Bashaer is very close to the sea and humidity is high, which speeds up mould and bacterial growth. Regular cleaning and sanitising reduces the issue.
The main filter in the AC unit is clean, do you still need to clean the ducts?
Yes, the filter stops larger particles, but fine dust and mould grow inside the ducts even with a clean filter. Cleaning and sanitising is necessary separate from the filter.
