When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Buddur is a relatively modern district composed mainly of medium to tall apartment buildings, most equipped with unified central air systems distributing air through complex duct networks. Dust and humidity in east Jeddah, combined with pollutant buildup from heavy summer AC use, speeds mould and bacterial growth in the ducts. Regular network cleaning improves airflow and cuts odours and particles that may affect residents' health.
Al Buddur is in east Jeddah, a district of modern apartment blocks with complex central air systems.
Most apartment buildings in Al Buddur have multi-branch duct networks serving dozens of flats from one or more central units.
The AC setup in Al Buddur
- 1
Multi-branch duct networks
Large buildings in Al Buddur contain complex duct networks with horizontal and vertical branches serving dozens of flats simultaneously.
- 2
Central units in plant rooms or roof spaces
Central units are typically in dedicated plant rooms on the ground floor or roof spaces, with separate heavy-duty electrical circuits.
- 3
Multiple filters in the network
Some modern Al Buddur buildings have extra filters at key duct points to improve air quality before reaching the flats.
Before the visit
Before our visit in Al Buddur
- 1
Confirm access to the plant room or roof
The central unit may be locked or under separate management. Check that the team can easily access the plant room or roof.
- 2
Coordinate with building management or owner
Tell the building management or owner the exact time, especially as air quality may be temporarily affected during the process.
- 3
Ensure strong power supply is available
Specialist cleaning equipment requires strong power near the central unit. Verify safe electrical circuits are available before the visit.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
My flat is on a high floor, does duct cleaning reach my distribution vent?
Yes, we inspect the entire duct from the main access point and clear buildup from all branches, including high-floor vents. Unified cleaning ensures clean air to all flats.
How many central units might there be in Al Buddur apartment buildings?
Large buildings may have one or more central air units. We assess the number of units and networks before starting and plan cleaning to match the building layout.
Heavy summer AC use increases dust buildup, does this require more frequent cleaning?
Yes, heavy summer use speeds up dust and mould buildup, so annual cleaning may be necessary instead of biennial for large Al Buddur buildings.
Could strange duct odours mean serious mould?
A strong or musty odour from the vents signals biological buildup in the duct and may affect air quality and health. We use a camera to pinpoint the problem before cleaning and sanitising.
