Clean air from the duct

Duct cleaning & sanitising in Al Salihiyah

In Al Salihiyah, east Jeddah, densely packed residential areas mix older and newer villas and apartment blocks, where ducts are exposed to rapid dust and mould build-up. Alrabih's team cleans the entire duct system and sanitises it to keep the indoor air healthy.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Salihiyah is a mixed residential district blending older villas with modern apartment blocks in the same area, so AC systems vary between central ducts and splits. Dense blocks and narrow streets between buildings speed up dust and mould movement, especially because of eastern humidity, making annual or more frequent duct cleaning essential. Sanitising after cleaning is vital here to remove bacteria that build up quickly in densely populated areas.

Al Salihiyah lies in east Jeddah, a dense residential area mixing older villas with modern apartment blocks.

Central systems are common in apartment blocks, while older villas often rely on separate split units or simple ducting.

The AC setup in Al Salihiyah

  1. 1

    Central ducts in apartment buildings

Modern apartment buildings in Al Salihiyah use central AC systems with shared ducts distributing air to multiple flats.

  2. 2

    Separate splits in older villas

Older villas in Al Salihiyah typically use independent split units instead of central ducting.

  3. 3

    Simple ducts in mixed-use buildings

Some mixed-use buildings in the district have simple or semi-central ducts requiring careful inspection.

Before the visit

Before our visit in Al Salihiyah

  1. 1

Coordinate with building management if in a flat

If you live in an apartment block, notify management of the visit date so the team can access the shared plant room or roof.

  2. 2

Show the duct locations and indoor outlets

Help the team locate the ducts and outlets in the flat or villa beforehand, especially if the ducts are concealed.

  3. 3

Provide safe working space near the indoor unit

The team may need clear space in front of the indoor unit to work safely, so ensure the area is free of furniture and objects.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

My flat is in a modern building, do shared ducts need separate cleaning?

Yes, shared ducts in apartment blocks need regular cleaning, but you must coordinate with building management to access the plant room or roof.

Streets are narrow and parking is tight, how does the team get equipment in?

Our team carries inspection and cleaning equipment by hand when needed, so we do not require a large vehicle to enter the flat or villa.

Eastern humidity here is very high, does that mean my ducts need more cleaning?

Yes, eastern humidity speeds up mould and bacterial build-up in ducts, so we recommend annual cleaning or more frequent intervals based on use.

Does cleaning equipment need cuts or extensions into the ducts themselves?

We inspect ducts using a small camera from existing access points, and clean with powerful vacuums and specialised brushes without cutting or modifying the duct itself.
