Clean air from the duct

Duct cleaning & sanitising in Al Falah

In Al Falah, east Jeddah, modern mid-rise residential buildings rely on central ducted AC systems running through ceilings and walls. Cleaning and sanitising these ducts stops musty smells, dust buildup and the mould growth that accelerates in Jeddah's coastal humidity.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Falah comprises relatively modern multi-storey apartment blocks with interior layouts built around central ducted AC, the ducts running horizontally and vertically through walls and ceilings. Jeddah's high coastal humidity and salty air accelerate mould and bacterial buildup inside the ducts, especially in areas with weaker airflow. Camera inspection, cleaning and sanitising are more critical here than in drier districts.

Al Falah is in east Jeddah, a modern residential urban area of mid and high-rise apartment blocks relying on central AC systems.

Most residential buildings here have a central duct system covering multiple flats from one or more outdoor units.

The AC setup in Al Falah

  1. 1

    Multi-branch central duct network

Modern apartment buildings here use a central duct that branches to multiple rooms per flat, requiring complete network cleaning.

  2. 2

Ducts running vertically and horizontally through walls

Ducts extend from one or more outdoor units through shared walls between flats, which may require coordination with building management.

  3. 3

    Limited filter access points

Access points to the ducts are limited in ceilings and walls, so we use flexible cameras to inspect and clean from available openings.

Before the visit

Before our visit in Al Falah

  1. 1

    Confirm building management approval

If ducts pass through common areas, notify building management in advance of the visit and the location of access points.

  2. 2

    Identify the duct access points

Locate the duct openings in ceilings and walls and confirm they are easily accessible before the visit.

  3. 3

Prepare space for equipment and exhaust air

Reserve safe space near the access points for equipment and open the flat's windows to allow air and dust to escape during cleaning.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Why does mould build up so quickly in the ducts here in Al Falah?

Jeddah's high coastal humidity and proximity to the sea accelerate mould and bacterial growth inside the ducts, especially where ventilation is weak or there is slight water seepage. Sanitising the ducts stops the growth cycle and maintains air quality.

Can you inspect ducts that run inside the building walls?

Yes, we use a flexible camera to inspect the ducts from access points in the walls and ceilings, then remove buildup and sanitise the full duct run.

Does duct cleaning improve air quality in the flat?

Yes, removing dust, mould and bacteria from the ducts reduces musty smells, unexplained sneezing and allergies, and improves clean air distribution throughout all rooms.

What does the cleaning process involve for a 3-bedroom flat's ducts?

We inspect the ducts with a camera to identify buildup, then use high-power suction equipment to remove dust and mould, and finally sanitise with safe agents before the system restarts.
