Clean air from the duct

Duct cleaning & sanitising in Al Wahah

In Al Wahah, east Jeddah, villas and medium-rise residential blocks mix with shops and pharmacies on ground floors, most with central AC or split units. Duct cleaning ensures smells and contaminants do not spread through shared spaces.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Wahah is a mixed-use district blending residential and commercial, with 4- to 5-storey apartment blocks, medium villas and ground-floor shops and pharmacies. Systems here mix central AC for the residential blocks with separate shop ducts. Coastal humidity and high heat encourage mould and bacteria in sealed channels, especially in shops that run continuously. Street dust and airborne salt enter ducts if filters are weak. Camera inspection helps spot problems early, and regular cleaning keeps air quality good for both residents and shop staff.

Al Wahah lies in east Jeddah, a mixed residential and commercial district with villas, apartment blocks and several shops.

Systems here vary between central ducts for residential blocks and separate commercial ducts for shops on lower floors.

The AC setup in Al Wahah

  1. 1

    Central ducts for residential blocks

Residential blocks in Al Wahah typically have central ducts serving multiple flats, with separate outlet vents per unit.

  2. 2

    Separate ducts for ground-floor shops

Shops and pharmacies on the ground floor typically have their own separate ducts independent of the flats above.

  3. 3

Shared cavities may allow smell leakage

Separate ducts may cross or share ceiling cavities, potentially allowing smells to travel from a shop to a flat above.

Before the visit

Before our visit in Al Wahah

  1. 1

Coordinate with the shop owner first

If you have a shop on the ground floor, tell the owner about the cleaning date in advance and agree on a time that minimises business disruption.

  2. 2

Confirm ceiling access to the ducts

Tell us where the ceiling access points to the ducts are, whether in your flat, the shop or the shared cavity.

  3. 3

Notify neighbours if ducts are shared

If ducts are shared with other flats or shops, notify them beforehand so there is no surprise when air is temporarily cut off during cleaning.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

The shop runs all day, does duct cleaning affect trading hours?

Yes, cleaning may require turning off the AC for a few hours. We agree with the shop owner on the best time, usually outside peak hours or on a quiet day.

Smell from the shop duct rises into the flats above, can we stop that?

If the ducts are separate but share certain cavities, thorough cleaning and sanitising reduces odours significantly. Sometimes we may need to inspect the duct seals to ensure smells are not leaking between systems.

Humidity, heat and salt here are intense, how often should we clean?

In Al Wahah's coastal setting, we suggest inspecting and cleaning ducts at least yearly, especially for shops with heavy daily use.

Does dust and salt cause corrosion of the metal duct itself?

Salt and moisture can cause slow corrosion of metal ducts over time, especially if condensate does not drain well. Regular cleaning and proper maintenance protect the ducts from premature damage.
