Clean air from the duct

Duct cleaning & sanitising in Al Harrah

In Al Harrah, north-east Jeddah, modern villas and residential blocks rely on central cooling with metal ducts. Coastal salt and dust accumulate in the ducts and promote fungal and bacterial growth, causing musty odours and poor indoor air quality.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Harrah is a modern district of spacious villas and medium-density residential blocks, designed with contemporary central cooling systems. The long metal ducts gather dust and moisture easily because the salty coastal air fuels fungal and mould growth, especially where airflow is slow or humidity is high. Regular duct cleaning and post-cleaning sanitising remove contaminants and improve indoor air health, protecting residents' respiratory comfort and safety.

Al Harrah is in north-east Jeddah, a modern district of villas and blocks with central cooling, close to the coast and exposed to salty air.

Most villas and blocks in Al Harrah have one main metal duct system, with possible additional smaller systems in very large villas.

The AC setup in Al Harrah

  1. 1

Unified central metal duct serving the entire villa or block

Most villas and blocks in Al Harrah have one duct system distributing cool air from a central unit to all rooms and floors.

  2. 2

Secondary system in very large villas

Very large villas in Al Harrah may have a secondary duct system serving separate wings or independent extensions.

  3. 3

Central air handler on roof or utility floor

The main air handler is usually on the villa roof or in a separate utility floor, serving as the primary source for all extending duct pipes throughout the home.

Before the visit

Before our visit in Al Harrah

  1. 1

Tell us the exact location of the air handler and main duct

Specify the exact location of the main air handler (roof, utility floor, mechanical room) and where the duct originates, so we can plan the visit correctly.

  2. 2

Switch off the AC at least one hour before the appointment

Switching off the AC before the visit prevents dust and contaminants from circulating through the duct during inspection, improving team safety and cleaning efficiency.

  3. 3

Ensure access to all scattered inspection points

If access points are covered by panels or hidden behind furniture, clear the path to them before the visit to make the team's work easier.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Al Harrah is close to the coast with salty air, how often should we clean the ducts?

Coastal salt speeds fungal and mould buildup in ducts, so we recommend cleaning every year to eighteen months depending on use and humidity.

High humidity in Al Harrah causes duct moisture, is that dangerous?

Yes, persistent duct moisture encourages bacterial and mould growth, which can cause allergies and respiratory illness. Regular cleaning and sanitising reduce these risks.

Does rust in metal ducts from coastal salt affect cleaning?

Rust on duct walls does not prevent effective cleaning, but may indicate a need for regular checks for small holes that leak air. We recommend annual duct inspection.

The duct access points in my villa are scattered and far apart, does that complicate cleaning?

Scattered access points need an organised team and clear plan, but our inspection camera helps us understand the duct from outside first, ensuring thorough cleaning.
