Clean air from the duct
Duct cleaning & sanitising in Al Jawharah
In Al Jawharah, south Jeddah, duct cleaning and sanitising is essential for the residential blocks and hotels running central AC. Alrabih's team inspects the ducts by camera, clears the buildup and sanitises before the system runs again.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Jawharah is a relatively modern district with residential blocks and medium-sized hotel projects, most fitted with central AC distributed through hidden ducts in ceilings and walls. The high humidity and salty coastal air speed up moisture and mould buildup inside the ducts, causing musty odours throughout the rooms and degrading indoor air quality. Regular duct cleaning maintains system efficiency and reduces respiratory issues among occupants.
Al Jawharah is in south Jeddah, a newer development area of residential and hotel buildings relying on central systems.
Most central AC units here distribute through hidden metal ducts in suspended ceilings, serving multiple floors or rooms.
The AC setup in Al Jawharah
- 1
Central metal duct serving multiple floors
Most residential and hotel buildings here have a unified duct system delivering cool air from a single central unit.
- 2
Air outlets distributed across drop ceilings
Outlets are distributed across drop ceilings to balance airflow across rooms, meaning ducts run considerable lengths.
- 3
Limited access points for inspection and cleaning
Ducts are mostly hidden, so inspection and cleaning run through limited access points at the central unit or main branches.
Before the visit

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
Do hidden ducts in drop ceilings get dirtier faster?
Yes, ducts hidden in drop ceilings collect dust and moisture more readily because the return air passes through them with minimal filtering. A camera inspection shows the true extent of buildup.
How do you access the ducts in a multi-storey residential building?
We coordinate with the building management or flat owner to reach the central unit, usually on the roof or basement, and clean the ducts from available access points.
Does humid salty air from the sea cause rapid mould in the ducts?
Yes, humidity and salt speed up mould and bacterial growth in the ducts, especially where water pools. Sanitising after cleaning prevents rapid regrowth.
Do large hotels and blocks need long cleaning times?
Yes, larger buildings need thorough inspection and cleaning of the main duct and branches, with timescale set after the camera inspection.
