When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Jawharah holds tall residential buildings and modern commercial complexes with advanced central AC systems, requiring powerful air handling units to distribute air across dozens of flats or offices. When air quality drops or temperatures vary floor to floor, the cause often lies inside the handling unit itself, not the chiller. Regular servicing of filters, coils and dampers keeps pressure and flow balanced in every zone.

Al Jawharah, in south Jeddah, is a modern high-rise district with complex central AC systems that demand regular servicing.

Most buildings here have large-capacity air handling units that serve multiple floors from a single central hub.

The AC setup in Al Jawharah

  1. 1

    Large central air handling units

The tall buildings here rely on one or two powerful units to serve all floors, which demands precise filter and coil servicing.

  2. 2

Dynamic distribution systems with multiple dampers

Mechanical and electronic dampers balance airflow between floors and zones, and require regular inspection to maintain equilibrium.

  3. 3

Outdoor units mounted on building roofs

Outdoor units face wind, dust and coastal salt, and need regular cleaning of condensers and fans.

Before the visit

Before our visit in Al Jawharah

  1. 1

Coordinate with building management for roof access

The AHU is typically on the roof, so inform management of the visit time and confirm safe stair or lift access and working space around the unit.

  2. 2

    Check previous maintenance records

If you have records of the last AHU service or inspection, prepare them before we visit so we understand the history and past issues.

  3. 3

Ensure the unit can be safely accessed from all sides

Make sure the team can reach all parts of the outdoor unit and internal ducts without obstruction before the visit day.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

How do I know if the problem is the chiller or the air handling unit?

If temperatures vary between floors and the chiller is running efficiently, the issue is usually in the handling unit, blocked filters or unbalanced dampers. We inspect the unit on site and pinpoint the cause.

How often should AHU filters be cleaned in tall buildings here?

It depends on the outside air load and surrounding dust, but tall buildings here typically need inspection every three to four months, and more frequent cleaning during summer. We recommend regular checks to prevent efficiency loss.

Do AHU coils suffer from humidity and salt in the coastal air?

Yes, coastal salt and humidity corrodes copper and aluminium coils faster. We inspect the coils and connections at each service and clean them of salt deposits.

The outdoor AHU unit is on the roof, can you access it easily?

Yes, we coordinate with building management before the visit to confirm safe roof access and working space around the unit.
