When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Khumrah is a modern neighbourhood in south Jeddah with spacious villas and orderly apartment blocks. Most buildings are fitted with central AC and hidden ductwork in false ceilings, and long duct runs combined with coastal humidity mean rapid mould and dust buildup. Natural ventilation is limited in modern buildings, increasing resident reliance on central AC and the risk of duct contamination.

Al Khumrah is in south Jeddah, a modern district of villas and apartment blocks with regular planning and wide streets.

Most villas and buildings here have medium to extensive central ductwork through false ceilings, with outdoor units in gardens or on roofs.

The AC setup in Al Khumrah

  1. 1

Long central ductwork in false ceilings

Villas and buildings here have central ducts running through false ceilings, and long runs increase the likelihood of accumulation.

  2. 2

Outdoor units in gardens and on roofs

Outdoor units are placed in open spaces, meaning greater exposure to dust, debris and coastal salt.

  3. 3

Branch ducts for room air distribution

Alongside the main duct, branches feed each room, and each can accumulate dust and mould separately.

Before the visit

Before our visit in Al Khumrah

  1. 1

Identify false ceiling and electrical wiring locations

Confirm the location of the false ceiling and electrical wiring before the visit to avoid any damage during inspection.

  2. 2

    Verify safe access possibilities

Check there is safe space for the team to move through the false ceiling and reach the ductwork without hazards.

  3. 3

Pin down the outdoor unit and power supply location

Tell us where the outdoor unit and nearby power supply are located so we can safely disconnect power during cleaning.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

The villa is new but there is a musty smell from the AC; is that dangerous?

The odour usually indicates mould or bacterial buildup in the duct. Cleaning and sanitising eliminates it, and we recommend periodic cleaning to prevent recurrence.

Does removing ducts from false ceilings cause damage to the ceiling or décor?

We inspect and clean via existing access points or carefully open limited openings, rarely needing to dismantle the entire ceiling.

Does the intense heat and humidity in south Jeddah speed up duct buildup?

Absolutely, high heat and coastal humidity accelerate mould and bacterial growth significantly, so we recommend cleaning every one to two years.

Does duct cleaning require residents to stop using the AC for a period?

Yes, we disconnect power during inspection, cleaning and sanitising, and the process usually takes a few hours before safe restart.
