When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Manarat is an upmarket modern district of large spacious villas, each fitted with a complex central AC system featuring long ducts and multi-storey distribution. The lengthy and intricate ducting in these villas collects dust and moisture easily, especially in Jeddah's salty humid coastal air, and musty odours or mould marks may appear on walls near the vents. Regular cleaning with sanitisation keeps the indoor air quality healthy for the family.

Al Manarat is an upmarket residential district at Jeddah's far north, home to large modern villas with extensive central AC systems.

Most villas here have multi-storey metal ducting and advanced distribution, with the outdoor unit typically on the roof or in a spacious external area.

The AC setup in Al Manarat

  1. 1

Multi-storey metal ducts distributed throughout the villa

Luxury villas here use horizontal and vertical metal ducts across multiple storeys, with advanced distribution points in every room.

  2. 2

    Advanced central indoor unit

The indoor unit is usually in a separate technical room with advanced filtration and smart controls.

  3. 3

Outdoor units on roof or external space

Outdoor units are mounted on the roof or in spacious external areas, typically set back from the living zone.

Before the visit

Before our visit in Al Manarat

  1. 1

Confirm access to all inspection points

Identify in advance where the indoor unit, roof, and utility rooms are, as we need access to all distribution points.

  2. 2

Provide safe working space across different storeys

Ensure safe passageways and safety practices are in place on all storeys where the team will work.

  3. 3

Power down the smart system before our visit

If the system is smart-enabled, shut it down via the app or controller before we arrive to avoid any unexpected reactions during cleaning.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

My luxury villa has complex ducting, how do you handle it?

We inspect complex ducting with high-resolution cameras, identify every buildup point, and use specialised equipment suited to the system's complexity.

My villa is multi-storey, can you reach all the ducts?

Yes, we access ducts across all storeys through planned entry points and vents, and document each cleaning stage.

Does the salty coastal air affect the ducts?

Yes, saltiness and moisture speed up mould growth and corrosion, so regular sanitisation and periodic inspection are essential to maintain system health.

My AC system is smart, does it need powering down for cleaning?

We fully disconnect the system from power before cleaning starts, and ensure it is safely reconnected and restarted after completion.
