Clean air from the duct

Duct cleaning & sanitising in Al Masarrah

In Al Masarrah south of Jeddah, large villas and residential blocks have expansive ductwork connected to powerful central AC systems. Wind-blown dust and coastal humidity accumulate quickly inside the ducts, causing musty smells and repeated sneezing. Alrabih's team inspects the network by camera, removes the build-up and sanitises before restarting.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Masarrah is a modern residential district with luxury villas set on large plots and tall residential blocks, each equipped with an advanced central AC system and ductwork covering expansive areas. Wind-blown dust from the desert and sea combined with high humidity cause rapid mould and dirt build-up in the ducts, especially in sections far from the source. Duct cleaning in Al Masarrah requires thorough inspection of a complex, branching network and strong sanitising to fight coastal mould and humidity.

Al Masarrah sits in southern Jeddah, a district of luxury villas and tall residential blocks with advanced AC systems.

Large villas here use oversized circular ducts with multiple branches, whilst blocks use square galvanised steel ductwork.

The AC setup in Al Masarrah

  1. 1

Large multi-branch ductwork from a central unit

Large villas and tall blocks have complex ductwork branching into dozens of sub-ducts, making inspection and cleaning more intricate.

  2. 2

Multiple intake and distribution points across floors

Taller buildings here may have multiple ceiling units or distributed return vents for better balance, increasing inspection points.

  3. 3

Thermally insulated ducts within walls and ceilings

Most ducts here are insulated with foam or foil to reduce heat loss, requiring care during cleaning to avoid damage.

Before the visit

Before our visit in Al Masarrah

Detailed map of main and secondary branch locations

Before the visit, help the team locate all main and secondary branches in the villa or block to speed up inspection.

  2. 2

Confirm team access to the central unit and filters

Verify the central unit and filters are in a location the team can access, especially if housed in a storage room or private ceiling space.

  3. 3

Define the scope of ductwork to be cleaned

Agree with the team whether all branches or only main ducts and occupied rooms will be cleaned before work begins.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

My villa is very large, is a single duct system sufficient for it?

We inspect the network by camera and assess whether air distribution is balanced and cleaning is adequate based on villa size, room count and branch layout.

How do you get your cleaning equipment inside the villa's ducts?

We use specialised probes and air vacuums fed through distribution vents, moving methodically through the network to ensure complete cleaning.

The air here from both sea and desert is very polluted, how do you protect the ducts from rapid re-contamination?

We sanitise with a strong anti-mould and anti-bacterial solution, and recommend high-grade air filters at the main unit to reduce desert dust and salt entering the ducts.

Our residential blocks are very tall, does cleaning method differ between floors?

We test air distribution balance on each floor and adjust cleaning method based on duct resistance and pressure at each stage.
