When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Quzain is a southern residential district with medium to large villas and modern residential blocks, mostly equipped with complex central AC systems with multiple ducts. Fine desert dust and seasonal humidity reaching Al Quzain from the coast make regular cleaning essential for keeping air clean and healthy. Sanitising adds a protective layer against bacteria and mould, especially during the long hot summer.
Al Quzain sits in south Jeddah, a residential district of villas and modern blocks in a desert setting near the coast.
Most villas and blocks here have one or more central systems with thickly insulated ducts to protect against desert heat and dust.
The AC setup in Al Quzain
- 1
Complex multi-duct central systems
Modern villas and blocks in Al Quzain typically have advanced central systems with several main ducts and multiple branches.
- 2
Heavy insulation against desert heat and dust
Thickly insulated ducts protect against cooling loss and direct dust entry, but they require regular cleaning attention.
- 3
Outdoor units on villa and block roofs
Outdoor units are usually on exposed roofs facing intense heat and dust, so inlet and drain maintenance needs special care.
Before the visit
Before our visit in Al Quzain
- 1
Map all entry points to the duct system
In complex systems, openings may be spread across several floors and rooms, so map them clearly before the visit.
- 2
Switch off the system and inform occupants of the visit time
Switching off the AC before the team arrives enhances safety, and informing occupants allows them to prepare openings and spaces.
- 3
Confirm safe roof access for the outdoor unit
The roof may be hot or dust-exposed, so ensure the team can access it safely and equipment can be moved easily.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
Fine desert dust gets through the filters into the ducts, how do you deal with this?
Yes, fine desert dust can seep past filters. We use powerful cleaning equipment with high-performance vacuums to extract accumulated dust from deep in the ducts very effectively.
Do you have experience cleaning the complex multi-duct systems common in Al Quzain?
Yes, most modern villas and blocks in Al Quzain have advanced central systems with multiple complex ducts. Our team is trained to navigate these systems using cameras and specialised equipment.
Does intense heat and coastal humidity here speed up mould growth in ducts more than elsewhere?
Yes, high heat and humidity from the nearby coast create ideal conditions for mould and bacteria to grow in the dark insulated duct sections. Annual cleaning and pre-summer sanitising are very important.
Is the sanitiser safe for my children and pets after cleaning?
Yes, we use an eco-friendly non-toxic sanitiser, and after cleaning and applying it, we let the system run to distribute it fully. The sanitiser dries completely within hours and leaves no harmful residue.
