Clean air from the duct

Duct cleaning & sanitising in Al Mawaddah

In Al Mawaddah, east Jeddah, modern and mid-rise apartment buildings use central ducted AC systems running through ceilings. Jeddah's high humidity and salty air cause rapid mould and dust buildup inside the ducts.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Mawaddah combines modern multi-storey residential buildings with light commercial space on some ground floors. Central AC systems extend through suspended ceilings and shared walls to serve many flats and units. The humid salty coastal air from nearby the sea accelerates mould and bacterial buildup in the ducts, especially in sections with weak airflow. Comprehensive camera inspection and periodic cleaning and sanitising are essential here.

Al Mawaddah is in east Jeddah, a contemporary residential area with high building density and limited commercial space.

Most buildings here have one central duct system serving multiple floors from one or more outdoor units.

The AC setup in Al Mawaddah

  1. 1

Central duct system serving multiple floors

Main and branch ducts extend from one or more units through suspended ceilings and shared walls to each flat.

  2. 2

Suspended ceilings conceal most of the ducts

The ducts are hidden behind suspended ceilings, so we use flexible cameras from limited access points to inspect and clean.

  3. 3

Ducts shared across multiple flats and floors

Mould or dust buildup in shared ducts affects multiple flats, so cleaning benefits all residents.

Before the visit

Before our visit in Al Mawaddah

  1. 1

Contact building management and neighbouring flats

Coordinate with building management for access to common areas and ceilings, and notify neighbouring flats of the visit time.

  2. 2

Identify main and branch duct access points

Locate the openings in ceilings and passages and provide their exact position before the visit.

  3. 3

Open windows and vents for airflow

During cleaning, dust and air will escape from openings, so open all flat and common area windows to facilitate airflow and ventilation.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Sometimes my AC emits a strange smell, is the duct the problem?

Often yes. Jeddah's humidity increases mould and bacterial growth in the ducts, causing musty smells from the vents. Camera inspection confirms it, and cleaning and sanitising removes the odour.

Can you clean the ducts without my needing to vacate the flat?

Yes, we work from ceiling and common area access points, but you will hear equipment noise and there may be light dust. We open windows to allow air escape and ventilation.

Does duct cleaning help reduce allergies and asthma?

Yes, removing dust, mould and bacteria from ducts reduces allergy-triggering particles in the air, which may ease allergy and asthma symptoms. This depends on other factors too.

When do we know the ducts need urgent cleaning?

Warning signs include strong odour from vents, grey dust emerging from the unit, unexplained increasing allergies, or reduced airflow. Camera inspection confirms the need.
