When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Muhammar is a mixed-use area blending residential flats, commercial shops and offices in the same buildings or nearby. Most are mid-rise with central cooling systems serving different sections (residential and commercial), sometimes with shared or parallel ducts in complex layouts. Heavy and varied use (offices running all day, high-traffic shops, residential units) speeds dust and odour buildup inside ducts. Humid coastal air adds layers of mould and moisture. Each section may need different treatment during cleaning, and coordinating with multiple parties may be necessary.
Al Muhammar is in East Jeddah, a mixed-use area where residential buildings, shops and offices are intertwined.
Al Muhammar buildings have central cooling but ducts may be distributed across different sections (residential and commercial), adding complexity.
The AC setup in Al Muhammar
- 1
Shared systems between different sections
Some buildings may have one central cooling unit distributed to both residential and commercial sections via a unified duct network.
- 2
Separate ducts per section
Other buildings may have separate cooling units for residential and commercial sections, with non-intersecting duct networks.
- 3
Complex branch configurations
Branch ducts may be convoluted or multi-level due to mixed uses and overlapping sections.
Before the visit
Before our visit in Al Muhammar
- 1
Identify how many sections and main units
Before the visit, tell us how many sections the building has (residential and commercial) and how many main cooling units exist.
- 2
Coordinate with all parties (flats and shops)
If flats and shops are separate entities, contact each party individually to confirm the visit time and avoid conflicts.
- 3
Arrange safe access to the plant room
Main ducts are usually in a shared plant room. Ensure keys or access permissions are available before the cleaning day.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
Our building has flats and a shop below, are the ducts shared or separate?
That depends on the building's design. We inspect with a camera to determine exactly whether ducts are shared or separate, then plan cleaning accordingly.
The shop below runs on different hours, how can you clean without clashing schedules?
We coordinate with each section separately. We find a time that suits both shop and flats, or clean in phases if ducts are separate.
The shop has cooking odours, do these enter the flat AC ducts?
If ducts are shared, yes partially. Cleaning and sanitising remove trapped odours, and we may recommend additional filters or barriers if needed.
Some units use the cooling more than others, does this affect shared ducts?
Uneven use can cause uneven accumulation in branches. Camera inspection detects this and cleaning evens out flow and debris across all ducts.
