Clean air from the duct
Duct cleaning & sanitising in Al Murjan
In Al Murjan, north Jeddah, modern villas and apartment blocks are equipped with sophisticated central AC systems. Long, complex ductwork collects dust and moisture, causing musty odours and spreading contaminants throughout the home.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

- Isolating section from unit
- Loosening deposits with agitation tools
- Extracting dust by negative-pressure vacuum
- Applying an approved sanitiser
How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Murjan is a growing modern neighbourhood with a mix of spacious villas and multi-storey apartment buildings. The central systems here vary in size and complexity, but all are exposed to dust and humidity from the surrounding air. Camera inspection, deep cleaning and sanitising are essential to remove accumulated buildup in the pipes and ensure clean air in every room.
Al Murjan is in north Jeddah, a modern residential neighbourhood with diverse villas and apartment buildings and ongoing urban growth.
Most homes here have one central AC system, but ductwork size varies greatly between large villas and smaller flats.
The AC setup in Al Murjan
- 1
Single central system per villa or flat
Most homes in Al Murjan have one central AC system serving the entire space from a single outdoor unit.
- 2
Distribution plenums in suspended ceilings
Ductwork typically runs through suspended ceilings where distribution plenums sit, making access and inspection easier than in older buildings.
- 3
Filters at the external air intake
Most modern systems here have filters at the external air intake, but they may not be sufficient if not changed regularly.
Before the visit
Before our visit in Al Murjan
- 1
Confirm access to the main plenum
Tell us in advance where the main plenum and suspended ceiling are so the team can prepare and access safely.
- 2
Coordinate timing with residents
It is best if the area is empty during inspection and cleaning, especially in apartment buildings where you may need approval from neighbours.
- 3
Ensure power and ventilation are available
Check that there is a power outlet nearby and good ventilation at the plenum area for the team's safety during work.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
I smell something musty from the AC in my flat, when should I clean the ducts?
If you smell something unusual, that indicates mould or bacterial buildup in the system. We recommend inspection, cleaning and sanitising as soon as possible.
Does shared ductwork between neighbouring villas affect the air quality?
Ductwork is usually separate between villas, but apartment ventilation may be partly shared. Cleaning and sanitising ensures your home's air is pure regardless of neighbours.
Do dust and sand from outside enter the ducts quickly?
Yes, especially if outdoor air intakes lack strong filters. Sand and dust accumulate quickly, which is why regular cleaning is essential.
Does duct cleaning improve AC efficiency and lower electricity use?
Yes, clean ducts allow better airflow, reducing system load and electricity use, but the primary benefit is cleaner, healthier air.
