When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Murjan is marked by tall residential towers and modern luxury hotels, all equipped with advanced central AC systems. AHUs in these towers serve hundreds of residential units or hotel suites, and any airflow imbalance shows up immediately as temperature swings or guest complaints. Regular maintenance and close inspection of coils, filters and dampers keeps residents and guests satisfied.

Al Murjan lies in northern Jeddah and is marked by tall residential towers and modern luxury hotels with high-grade central AC systems.

Most towers and hotels here are fitted with large AHUs serving several hundred units from a single central collection point.

The AC setup in Al Murjan

  1. 1

    Powerful high-performance AHUs

Residential towers and hotels in Al Murjan use very powerful AHUs to cover hundreds of units with high efficiency.

  2. 2

Precision dampers for zone air control

Air control systems here are sophisticated, using precision dampers to divide air evenly between floors and sections.

  3. 3

    Units exposed to direct sun

Units often sit on exposed roofs in direct sun, increasing cooling load and requiring regular maintenance.

Before the visit

Before our visit in Al Murjan

  1. 1

    Confirm safe roof access

Make sure safety equipment and scaffolding are available for safe access to the AHU on the roof.

  2. 2

Collect complaints from residents and guests

Gather information on suites or units complaining of insufficient air or excess heat before the visit.

  3. 3

    Coordinate timing with building management

Coordinate with the tower or hotel management to schedule maintenance at times with least impact on residents and guests.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Hotel guests complain of temperature differences between suites, what causes that?

Unbalanced airflow from the main AHU is the root cause, usually from filter blockage, damper leakage or coil dirt buildup. Inspecting and cleaning the unit restores the balance.

A very tall residential tower, does height affect AHU efficiency?

Yes, tall towers need higher air pressure to push air to upper floors, and the main filter and damper tuning may need extra attention to keep things balanced.

Jeddah's hot and humid climate, does that cause problems in the AHU?

High heat and humidity increase cooling load on the coils, and continuous condensation may speed mould growth. Regular cleaning of coils, filters and drains ensures unit efficiency.

The AHU sits on a roof exposed to direct sun, does that affect maintenance?

Yes, direct heat may accelerate wear on metal parts and seals, and we may recommend thorough inspection to confirm all seals and connections are sound.
