Clean air from the duct
Duct cleaning & sanitising in Al Murooj
In Al Murooj, far north Jeddah, newer villas and residential towers rely on central AC with extensive metal ductwork. Duct cleaning and sanitising removes accumulated dust and mould and clears the air before the intense heat season arrives.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Murooj is a relatively new district with rapid residential growth, featuring luxury villas and tall residential towers with complex central AC systems and ducts spanning multiple floors. Mould and humidity build up quickly in these large networks if maintenance lags, and fine desert dust settles in the runs causing stale odours and respiratory effects. Sanitising after cleaning is essential to remove bacteria and fungi before the intensive season starts.
Al Murooj sits in far-north Jeddah near the desert fringe, a fast-growing district of modern spacious villas and tall residential blocks.
Most modern buildings in Al Murooj use advanced central duct systems covering multiple floors, with one or more centralised air-handling units.
The AC setup in Al Murooj
- 1
Advanced multi-floor central ductwork
Large towers and villas in Al Murooj have complex duct systems spanning multiple floors, requiring comprehensive inspection and cleaning.
- 2
Advanced centralised air-handling units
Modern systems feature advanced air-handling units, and camera inspection helps assess filter and coil condition inside the units.
- 3
Thicker insulated duct runs
Insulated ducts in Al Murooj are often thicker than in older systems, meaning larger volumes of trapped dirt and moisture.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
The district is quite new, why do I need duct cleaning if my building is recent?
New buildings also accumulate dust and mould during construction and initial operation, and desert dust from nearby sources enters the ducts quickly even in modern systems.
Does the extreme heat and nearby desert affect the duct condition?
Yes, extreme heat and fine desert dust increase particle and pollutant accumulation in the ducts, so cleaning and sanitising significantly improve indoor air quality.
My AC system spans multiple floors, do you clean all the branches?
Yes, we inspect and clean all duct branches from the outdoor unit to the furthest indoor vent, leaving no section without sanitising.
After cleaning, when will my indoor air quality improve?
Air quality improves right after cleaning and sanitising, but the full benefit becomes clear after several days of normal operation.
