When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Murooj is a modern district in far northern Jeddah with luxury villas and large residential complexes using high-grade central AC systems. These systems are more sophisticated than other areas and need regular maintenance because filters collect dust from the surrounding desert environment. Clogged filters reduce pressure and cause airflow imbalance between villa rooms or complex sections, and servicing may require brief central system shutdown.

Al Murooj lies in far northern Jeddah, a district of modern, luxury villas and large residential complexes.

Most villas and complexes in Al Murooj use high-performance AHUs connected to insulated ducts and housed in dedicated plant rooms.

The AC setup in Al Murooj

  1. 1

    High-performance AHUs in individual villas

Each villa in Al Murooj has its own dedicated AHU in a plant room, connected to insulated distribution ducts serving every room.

  2. 2

Smart damper distribution for independent zone control

Main ducts have dampers and control systems to distribute cool air evenly according to each zone's needs.

  3. 3

Advanced filters and coils for premium performance

Premium villas use top-grade filters and multi-row coils to ensure reliable, quiet performance.

Before the visit

Before our visit in Al Murooj

  1. 1

Confirm the plant room location and access method

Confirm the AHU location (usually basement or roof) and ensure the team can access it safely and easily.

  2. 2

Coordinate the visit with the villa manager or residents

Notify the villa owner or manager of the visit time in advance to prepare access and avoid clashing with daily routines.

  3. 3

    Gather current system performance data

Get current pressure, temperature and amperage readings to compare after servicing, so you can verify efficiency improvements.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Some rooms in our villa are colder than others, is that an AHU fault?

It may be. When filters clog or dampers fail, airflow distribution between rooms becomes uneven. Our inspection identifies the fault and restores balance.

The villa's plant room is far from the entrance, how do you reach it?

We coordinate with you in advance on the plant room's location and access, and bring the necessary tools to ensure we start on schedule.

Desert dust around Al Murooj is heavy, does it clog filters faster?

Yes, desert dust accumulates quickly on filters and coils, so they need more frequent replacement and seasonal deep cleaning.

The motor's electrical current is high, does servicing need special precautions?

Yes, we isolate full power before any work on the unit and verify that all connections and insulation are safe before restart.
