When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Naeem is a relatively modern area with villas and blocks of varying sizes, most equipped with advanced energy-efficient central AC systems. Being in north Jeddah means humid air rich in fine particles and dust. Ducts accumulate dust, mould and bacteria over time, causing musty smells and potentially affecting residents' breathing. Regular duct cleaning and sanitising removes these contaminants and noticeably improves indoor air quality.

Al Naeem sits in modern north Jeddah, a district of varied villas and blocks with advanced central AC systems.

Most buildings here have modern central AC units fitted with high-grade filters and smart control systems.

The AC setup in Al Naeem

  1. 1

    Modern energy-efficient central system

Most modern villas and blocks in Al Naeem have contemporary central units with smart controls and advanced filters.

  2. 2

    Concealed ductwork with thermal insulation

Ductwork is usually hidden in ceilings or walls with thermal insulation to boost efficiency and keep cool air intact.

  3. 3

Outdoor unit in a relatively safe location

Outdoor units are usually on secure roofs or sheltered courtyards, exposed to moderate humidity and dust rather than direct elements.

Before the visit

Before our visit in Al Naeem

  1. 1

Verify maintenance ports for camera access

Make sure maintenance ports in ceilings and walls are sufficient for safely inserting inspection and cleaning equipment.

  2. 2

Tell us where the main unit and controls are

Pinpoint the plant room, main unit or control panel so we can assess the entire system comprehensively.

  3. 3

    Clear paths around indoor vents

Ensure duct vents are not blocked by furniture or obstacles before the visit to ensure thorough inspection.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Do good filters eliminate the need for duct cleaning?

Filters trap large dust but moisture, mould and fine particles pass through to the ducts. Regular cleaning is still important even with high-quality filters.

Does the smart control system alert me to duct condition?

Smart systems monitor cooling efficiency but do not directly detect moisture and mould buildup. An inspection camera finds what the system cannot see.

Does humidity in north Jeddah cause more problems than coastal salt?

Humidity alone causes mould and bacteria, while salt accelerates metal corrosion. Together they speed buildup, but north Jeddah is less directly exposed to salt spray than the coast.

When is duct cleaning urgent rather than just routine?

If you notice a strong smell, unusual humidity or heavy dust from the vents, cleaning is urgent. Usually every two to three years is sufficient.
