When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Rawasi is a mixed district combining modern villas with medium-rise apartment blocks. Many villas have separate AC systems per villa, while apartment buildings use unified central duct networks. Dust and humidity in east Jeddah, plus proximity to some industrial areas, accelerates pollutant buildup in the ducts. Regular duct cleaning improves airflow, cuts strange odours and protects residents' health.

Al Rawasi is in east Jeddah, a mixed district of modern villas and apartment blocks near commercial and industrial areas.

Al Rawasi villas have separate AC systems per unit, whilst apartment buildings rely on unified central duct networks serving multiple flats.

The AC setup in Al Rawasi

  1. 1

    Separate system per villa

Al Rawasi villas typically have their own duct network and separate central or split AC that does not connect to any other unit.

  2. 2

Unified central duct network in apartment buildings

Apartment buildings in Al Rawasi rely on a shared duct network feeding multiple flats from one central unit, requiring coordination with building management.

  3. 3

Multiple distribution vents in flats and villas

Each flat or villa may have several distribution vents in different locations, and network cleaning ensures clean air reaches all vents.

Before the visit

Before our visit in Al Rawasi

  1. 1

Identify the system type and main unit location

Tell us whether the villa or flat has central or split AC, and specify the main unit location before the visit.

  2. 2

    For buildings, coordinate with management

If you are in a building, notify management about the cleaning time to allow access to the central unit and shared areas.

  3. 3

Ensure safe power supply is available

Cleaning equipment needs a safe electrical socket near the main unit. Check power availability before the visit day.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

My villa has a separate AC system, is duct cleaning different from buildings?

Yes, villas typically have smaller, simpler duct networks than large buildings, but camera inspection and sanitising follow the same standards and quality.

Does proximity to industrial areas increase duct pollutant buildup?

Yes, areas near industrial activity receive more airborne dust and pollutants, which accumulate faster in duct networks.

My villa and an apartment building are next to each other, can we clean both together?

No, each air system is separate and does not connect to the other. We clean each system independently per its design, but can schedule visits the same day for convenience.

Does duct cleaning affect power consumption afterwards?

Duct cleaning removes blockages and buildup, improving airflow, which may reduce the load on the AC and save a little electricity over time.
