When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Rahmaniyah is an eastern district with spacious villas and modern residential blocks at moderate density, most equipped with long-range central AC systems with extended ducts. Being relatively far from the coast means less salt spray, but intense heat and seasonal humidity shifts still cause dust and mould buildup in long central systems. Regular cleaning and sanitising protects against musty smells and maintains system efficiency during long hot periods.

Al Rahmaniyah sits in east Jeddah, a residential district of villas and modern blocks at moderate density some distance from the coast.

Most villas and blocks here have one or more outdoor units distributing through long insulated ducts covering multiple floors.

The AC setup in Al Rahmaniyah

  1. 1

Central system with long insulated ducts

Villas and blocks in Al Rahmaniyah are usually on larger plots, allowing central systems with long ducts distributed far from the outdoor unit.

  2. 2

Environmental insulation resistant to extreme heat

Well-insulated ducts protect cold air but need regular cleaning because heat may increase internal moisture.

  3. 3

One or more outdoor units on roofs

Exposed roofs facing heat and dust may cause rapid dirt accumulation, affecting the air entering the ducts.

Before the visit

Before our visit in Al Rahmaniyah

  1. 1

Locate the outdoor unit and indoor openings

In long systems, openings may be far apart. Locate the outdoor unit (usually on the roof) and all indoor duct openings before the visit.

  2. 2

Prepare spaces and openings for the team

Move furniture and items away from duct openings, and ensure the team can reach them safely from inside and outside.

  3. 3

Switch off the system before the visit

Switching off the AC before the team arrives enhances work safety and allows easier opening of vents and fans.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Heat in Al Rahmaniyah is very intense, does this affect duct condition?

Yes, sustained high heat speeds up moisture evaporation in ducts and encourages dust and mould buildup faster. Regular cleaning every six months to a year is recommended to prevent problems.

How often per year does a long-range central system need cleaning?

Depending on use and conditions, long systems typically need cleaning at least once a year, or twice if seasonal humidity is high or you notice musty odours.

Is the long duct in my villa difficult to clean thoroughly?

No, we use flexible mechanical heads, strong extension pipes and high-performance vacuums for thorough effective cleaning even in the longest systems. The camera confirms every duct section is clean.

After cleaning and sanitising, how long before I can live comfortably in my villa again?

Right after cleaning and sanitising, we run the system to distribute the sanitiser evenly. You can return to normal living within a few hours, and any musty smells are completely gone.
