Clean air from the duct

Duct cleaning & sanitising in Al Safa

In Al Safa, central Jeddah, duct cleaning and sanitising serve residential buildings and commercial offices that rely on unified central AC. Alrabih's team inspects the ducts with a camera, removes dust, mould and moisture, then sanitises thoroughly before restart.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Safa is a mixed central Jeddah district with villas, medium-rise residential blocks and commercial office towers, many equipped with central duct systems to cool large areas. The central location between the coast and the interior means high humidity and rapid mould and bacterial build-up in the ducts, especially in older buildings. Our advantage is inspecting the ducts with a camera before cleaning so we can pinpoint accumulation depth and areas needing extra attention.

Al Safa lies in central Jeddah, a mixed district of villas, residential blocks and office towers, most equipped with central duct systems.

Office towers and large residential blocks in Al Safa typically need complex duct systems serving multiple floors from rooftop-mounted outdoor units.

The AC setup in Al Safa

  1. 1

Central duct for multi-storey residential blocks

Large residential blocks in Al Safa need duct systems distributing from a main fan room on the ground or roof level to multiple floors.

  2. 2

Separate duct systems for office towers

Commercial towers typically have dedicated duct systems serving one or more floors, with outdoor units on the roof.

  3. 3

Ductwork in wall and ceiling voids

Most Al Safa ductwork sits hidden in voids between suspended ceilings and interior walls, making inspection and cleaning more challenging.

Before the visit

Before our visit in Al Safa

  1. 1

    Locate the main fan room

Pinpoint exactly where the main fan room and filters are before the visit, and confirm it is safely accessible to the team.

  2. 2

Brief building management on the visit plan

Contact building management or administration before the visit to inform them of the cleaning and sanitising schedule and confirm they can safely disconnect power.

  3. 3

Clear access to all duct openings

Ensure all duct openings on each floor or office are clear of obstructions so we can inspect and fully clean the entire network.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

We have an older office building in Al Safa, how often should we clean its ducts?

Older commercial buildings need more frequent cleaning than residential ones because heavy use and high humidity speed up accumulation; we recommend at least every six months.

The ductwork in office towers is complex, how do you handle it?

We start by fully surveying the network with a camera from the main fan room to map duct routes and identify areas needing deeper cleaning, then clean methodically from source to vents.

Does the humidity and salt in central Jeddah increase mould in the ducts?

Yes, Al Safa's position between the coast and older residential areas concentrates high humidity and salt in the air, speeding mould and bacterial growth significantly; sanitising after cleaning is essential.

How do we safely isolate the ductwork from power before cleaning?

We handle disconnecting the system from the main electrical panel before starting and ask the building manager to be present for safety confirmation and authorisation to restart after sanitising.
