Clean air from the duct

Duct cleaning & sanitising in Al Wisami

In Al Wisami, north-east Jeddah, duct cleaning and sanitising tackles musty smells and accumulated dust in the central AC systems of modern villas and apartment blocks. Alrabih's team inspects with a camera, removes deposits and mould, and sanitises before the system runs again.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Wisami is a relatively modern district of villas and mid-rise blocks with green spaces and ample parking, and most buildings here have central AC ducted through ceilings and walls. The humid, salt-laden air from the Gulf and fine dust enter the ducts easily, so deposits and mould build up quickly, especially in flats and villas that are closed for long periods or have water seepage at the base.

Al Wisami lies in north-east Jeddah, a modern residential district with varied building heights and central AC systems connected to extensive ductwork.

Most ductwork here is concealed in suspended ceilings and partition walls, making access difficult and requiring inspection ports for cleaning.

The AC setup in Al Wisami

  1. 1

    Central ductwork in suspended ceilings

Most modern villas and blocks in Al Wisami use concealed ducts in suspended ceilings that distribute cool air throughout the rooms.

  2. 2

Air distribution vents in room walls

Modern villas here have wall-mounted vents covered with metal grilles for air distribution, which need regular surface cleaning to maintain airflow.

  3. 3

    Central cooling unit with filters

Most central systems here have replaceable air filters that catch dust before it enters the ducts, but filters alone do not prevent deposits and mould from building up on duct walls.

Before the visit

Before our visit in Al Wisami

  1. 1

Tell us where the outdoor and indoor units are

Locating the outdoor unit (usually on the roof or side wall) and indoor unit (often in a corridor or storage room) helps us plan the visit efficiently.

  2. 2

    Ensure ceiling panels are accessible

Check that the suspended ceiling panels above the AC and ducts can be safely opened, and tell us if there are access difficulties or complex fixtures.

  3. 3

Provide safe working space for the team

Modern villas often have high suspended ceilings, but make sure there are no barriers or furniture blocking the team's movement and equipment through corridors and rooms.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Do modern central AC systems in new villas need regular duct cleaning?

Yes, even new villas accumulate dust and mould in the ducts due to coastal humidity and salt air, and regular cleaning improves indoor air quality and extends the system's life.

Al Wisami is spread out with large villas, is accessing the ducts complicated?

The ducts are hidden in ceilings and walls, but most modern villas have inspection ports or ceiling panels that can be safely opened to reach them without major damage.

Does coastal humidity from the Gulf speed up mould growth in the ducts?

Very much so, coastal humidity and salt in the air accelerate mould and bacterial growth on duct walls, especially if there is water seepage from the roof or foundation.

After duct cleaning, how long until the unit can run again?

After cleaning and sanitising, the system can run immediately, but it is better to leave windows open for a few minutes to clear the air of any sanitiser residue.
