When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Ushairiyah is a relatively modern residential district with extended villas and mid-rise apartments, most designed to contemporary standards and equipped with advanced central AC systems. The north-east location means buildings face less direct sea humidity, but dust and salt still reach them by wind, and their accumulation inside the ductwork creates respiratory issues and unwanted odours. Camera inspection and duct cleaning and sanitising ensure continued distribution of clean, healthy air.

Al Ushairiyah is in north-east Jeddah, a modern residential area with villas and towers equipped with central AC systems.

Most residents here use modern central duct systems connected to one or more indoor units depending on the building size.

The AC setup in Al Ushairiyah

  1. 1

Medium-sized duct system in extended villas

Villas in Al Ushairiyah have medium-sized duct networks distributed across multiple wings and floors from one or two indoor units.

  2. 2

Indoor unit in a dedicated room or ceiling space

The unit is typically in a small basement room or ceiling void to distribute air to different parts of the villa.

  3. 3

    Standard replaceable filters

Most systems use standard replaceable filters, but the ductwork behind the filter needs specialist camera cleaning and appropriate tools.

Before the visit

Before our visit in Al Ushairiyah

  1. 1

Tell us the location of the unit and main duct

Specify the indoor unit location and whether it is in a basement or ceiling space before the visit to streamline our work.

  2. 2

Provide a clear path for equipment and team

Ensure hallways and routes from the entrance to the unit room are free of furniture and obstacles.

  3. 3

Disconnect power from the central AC

Switch off the central system completely before the visit to keep the team safe during inspection and cleaning inside the duct.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Is Al Ushairiyah's dust less than areas near the coast, so ductwork stays cleaner?

Not necessarily; wind carries dust and salt even to the north-east. Dust accumulation may be slightly less, but regular cleaning remains essential.

How do you get cleaning equipment to extended villas in Al Ushairiyah?

Extended villas usually have more space and horizontal clearance, making equipment movement easier. We confirm the location of the unit and ductwork before the visit.

Do winds and salt in this direction affect duct corrosion speed or just contamination?

Salt and humidity speed up both contamination and metal corrosion in the duct and indoor unit. Cleaning and sanitising preserve the system and its lifespan.

Do central systems in Al Ushairiyah need special electrical setup for cleaning?

No, we simply isolate the unit's power when needed. Cleaning equipment is portable and requires no extra circuits.
