AHU servicing
AHU maintenance in Al Zahra
AHU maintenance in Al Zahra restores balance and efficiency in the residential towers and shopping centres across west Jeddah. When you feel cool air escaping or temperature swings between floors, the cause is often dust and moisture build-up in the unit's filters, coils and dampers.
- Balanced airflow
- Clean air
- Quiet operation

When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.
Planned servicing or breakdown response?
| Alrabih | The usual way | |
|---|---|---|
| Filters and coils | Inspected and cleaned regularly | Ignored until failure |
| Belts and bearings | Changed before they fail | Found after the unit stops |
| Air quality | Clean and balanced airflow | Ongoing occupant complaints |
| Condition report | Written after every visit | No record kept |
| Fresh-air intake | Checked and adjusted each visit | Neglected until air quality worsens |

What sets this district apart
Al Zahra is a relatively new west-Jeddah district known for tall residential blocks and large shopping centres with unified central AC systems covering wide floor plates. The AHUs here run continuously to distribute air across dozens of floors and retail units, and proximity to the sea means high humidity strains the coils and filters. Salt particles and fine dust accumulate on the coils, cutting cooling efficiency and air balance quickly, so regular cleaning keeps performance and comfort on track.
Al Zahra lies in coastal west Jeddah, a district of tall residential blocks and shopping centres with modern central cooling systems.
Most residential towers and shopping centres in Al Zahra rely on single large AHUs per building with complex ductwork spanning all floors.
The AC setup in Al Zahra
- 1
Central AHUs with extended ductwork
Residential towers and shopping centres in Al Zahra are fitted with large central AHUs and extensive ductwork that spans all floors and retail sections.
- 2
Multi-stage filters for salt resistance
The units here feature multi-stage filters to remove salt particles and coastal dust before air reaches the coils.
- 3
Corrosion-treated coils
Coils in Al Zahra's units are treated with corrosion-resistant coatings to withstand salt and coastal humidity.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
Does sea salt and humidity damage filters and coils?
Yes, Al Zahra's coastal location means salt and moisture accumulate quickly on coils and filters. Our team deep-cleans coils to remove salt deposits and replaces filters more frequently in this area.
Do large shopping centres need to shut the AHU for maintenance?
We usually coordinate with the centre's management to schedule work during early-closing hours or pre-planned maintenance windows to minimise impact on shoppers.
Airflow is weak in some sections of the shopping centre, what is the issue?
Weak flow may be due to partial filter clogging or damper faults in specific sections. Our team inspects the whole system and rebalances the dampers to restore even coverage across all areas.
Are loud noises from the AC system normal?
No, loud noise often indicates wear in the AHU's moving parts or partial duct blockage. Our team inspects bearings, belts and fan blades, repairing or replacing them to ensure quiet operation.
