When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Ammariyah is a mixed district in central Jeddah with hospitals, clinics, large residential complexes and commercial shops, all served by interlocking and sensitive central systems, especially in medical facilities. Indoor air quality is vital in hospitals and clinics, and dust and deposits in ducts cut efficiency and affect occupants' and patients' health. Regular, thorough duct cleaning maintains cleanliness standards and limits the spread of pollutants and particulates.

Al Ammariyah sits in central Jeddah, a mixed district with hospitals, clinics and residential towers served by sensitive central AC systems.

Central AC systems here, especially in hospitals and clinics, require higher cleaning standards and advanced filters to ensure medical-grade air quality.

The AC setup in Al Ammariyah

  1. 1

Isolated central systems in hospitals and clinics

Many medical facilities have dedicated AC systems separate from the rest of the building to ensure complete control over medical air quality.

  2. 2

    Ductwork with advanced filters

Hospital and clinic ducts are fitted with high-efficiency filters (HEPA or equivalent) to remove pollutants and fine particulates.

  3. 3

Dedicated air circulation for sensitive zones

Zones like operating theatres and ICUs may have dedicated duct branches with stricter cleaning and filtration standards.

Before the visit

Before our visit in Al Ammariyah

  1. 1

Coordinate with medical and engineering management

Agree the cleaning schedule with both medical and engineering management to ensure no service disruption and patient safety.

  2. 2

    Ensure safe and sanitised access

Check that the team's access route to the roof or plantroom is clean and safe, and that they will follow required cleanliness protocols.

  3. 3

Take extra precautions with cleaning and waste

Arrange safe disposal of removed dust and debris according to the hospital or clinic's standards to prevent contamination of occupied areas.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Our hospital or clinic needs duct cleaning, do you understand medical facility needs?

Yes, we clean hospital and clinic ducts to medical standards to ensure clinical air quality. We coordinate with medical management to schedule cleaning at times that do not disrupt patient care.

Medical facilities run around the clock, how do you work without interrupting care?

We coordinate closely with medical management. We stage duct cleaning by independent zones so clean air keeps reaching active departments without interruption.

Humid air and pollutants in Jeddah, do these affect hospital air quality?

Yes, outdoor humidity and pollutants affect ducts and increase the need for regular cleaning. Advanced filters and periodic cleaning maintain medical air standards.

Where are the main air units usually located and how do you reach them safely?

They are usually on roofs or in dedicated plantrooms. We coordinate with hospital management to secure safe access and respect safety and cleanliness protocols in medical facilities.
