Commercial duct cleaning

Central AC duct cleaning in Al Asaliyah

In Al Asaliyah, south Jeddah, modern villas and apartment blocks rely on central AC, and the ductwork buried in walls and ceilings gathers dust over years, cutting airflow. Alrabih cleans the full duct network without shutting the building down.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Most Al Asaliyah buildings are relatively modern with wide open layouts, requiring branched ductwork through ceilings and walls to serve large villas and flats. This distributed network means the duct is long and complex, so when coastal dust and humidity build up inside, efficiency drops quickly and residents complain of uneven cold air flow. Section-by-section cleaning restores airflow without powering down the entire system.

Al Asaliyah lies in south Jeddah, a modern residential area of spacious villas and tall apartment towers with planned central design.

Most villas and blocks here use a central duct system with one or two AHU units feeding multiple floors or wings.

The AC setup in Al Asaliyah

  1. 1

    Central system with distributed ductwork

Modern villas and blocks in Al Asaliyah rely on a central AHU with complex ductwork spanning all floors and wings.

  2. 2

Duct hidden in walls and ceilings

Most of the duct network is installed inside walls and suspended ceilings, requiring careful inspection from terminal points to assess blockage levels.

  3. 3

    Multiple condensate drain lines

Extended ductwork across multiple floors needs several condensate drain lines, each needing cleaning due to coastal moisture accumulation.

Before the visit

Before our visit in Al Asaliyah

  1. 1

Tell us where the AHU is located

We need to know whether the AHU sits on the roof or in a plant room inside the villa or building, and how to reach it safely.

  2. 2

Confirm access to the main ductwork

Check that inspection and cleaning access points on the main duct in ceilings or walls are reachable without removing furniture or fixtures.

  3. 3

Clarify how many floors the system covers

Tell us how many floors or zones the central system serves, as this affects the cleaning duration and scope of sections to clean.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

My villa is six years old, does the ductwork need cleaning?

Yes, after six years coastal dust and moisture build noticeably inside the duct. Cleaning restores efficiency and improves cold air distribution to every room.

Does cleaning mean I need to shut off the villa's AC?

No, we clean each section in turn without shutting down the whole system, so your villa stays cooled throughout the work.

Cold air barely reaches the far rooms, could the duct need cleaning?

Often yes, dust and moisture in the duct obstruct even flow, especially in wings far from the AHU. Cleaning restores pressure and distribution.

The AHU sits on the roof, does sea humidity affect the ductwork?

Yes, high coastal humidity speeds up condensation and mould inside the duct due to the temperature difference between cold air and outside moisture. Regular cleaning prevents moisture and mould build-up.
