When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.

What sets this district apart

Al Mawj is a relatively modern district of tall residential towers, hotels and commercial buildings with unified central AC systems serving each tower. These systems operate at very high intensity due to residential and hotel occupancy, which accelerates dust accumulation in the ducts and coils. Central duct cleaning here is a necessary periodic task to maintain air quality and performance without interrupting cooling service.

Al Mawj sits in south Jeddah, a district of tall residential towers, hotels and modern commercial buildings served by central cooling systems.

Most residential towers and hotels here rely on central air handling units with vertical and horizontal distribution ducts covering multiple floors.

The AC setup in Al Mawj

  1. 1

Central system with multiple vertical trunks

Residential and hotel towers in Al Mawj rely on separate vertical trunks per section or building, with horizontal distribution on each floor.

  2. 2

    Large centralised cooling coils

The central air handling units here have very large cooling coils due to tower size, and cleaning them is a core part of duct maintenance.

  3. 3

Distribution plenums and pipes exposed to salt air

Distribution plenums and pipes in towers near the coast are directly exposed to salt air, which accelerates corrosion and deposits.

Before the visit

Before our visit in Al Mawj

  1. 1

    Coordinate with building management formally

Ensure building or hotel management is notified in advance about the cleaning date, including affected floors and approximate work duration.

  2. 2

    Identify duct access points

Confirm with management the location of main duct access points and the air handler unit position before the visit day.

  3. 3

Ensure safe passage for cleaning equipment

Clear access from the plant room to main openings, and ensure stairwells and corridors are safe for carrying heavy equipment.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

How often should tower ductwork be cleaned?

Frequency depends on system use and filter quality. In high-occupancy towers like Al Mawj, we recommend a full cleaning every two years minimum, with annual inspections to gauge dust buildup.

Does duct cleaning require shutting down the system during work?

No, we work section by section in a way that keeps other parts of the system running, so there is no need to shut down the entire building, which is crucial for hotels and residential towers.

Al Mawj towers are near the coast, does salt air affect the ducts?

Yes, salt air accelerates corrosion of duct and coil metals and increases salt and moisture deposits inside the channels, so periodic cleaning is essential to prevent blockage and distribution failure.

How do you handle complex ductwork in tall towers?

We use specialist equipment to reach vertical and horizontal trunks, and we plan the routes in advance by coordinating with building management to identify safe entry and cleaning points.
