Commercial duct cleaning
Central AC duct cleaning in Al Asla'a
In Al Asla'a in eastern Jeddah, residential blocks and complexes with central AC suffer weak airflow when dust and pollutants build up in the ducts. We clean the complete network section by section while maintaining service to residents.
- Live cleaning
- Coils and trunks
- Resealed access

When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Al Asla'a is a medium-sized residential district with varied apartment blocks, staff housing and some villas, characterised by regular streets and reasonable spacing between buildings. Ducts distributed through these blocks collect dust and moisture from the surrounding environment at a moderate pace, and regular cleaning maintains airflow and thermal comfort. Ducts spanning multiple floors require coordinated work to access and clean without disturbing residents.
Al Asla'a lies in eastern Jeddah as a medium-sized residential district with varied apartment blocks in a regular layout.
Al Asla'a blocks have shared AHUs distributed across buildings, with distribution ducts covering several floors in each structure.
The AC setup in Al Asla'a
- 1
Shared AHUs serving multiple floors
Al Asla'a buildings typically group several floors under one or two shared AHUs, requiring a wide duct network and coordinated cleaning.
- 2
Complex vertical and horizontal ducts
Ducts run vertically between floors and horizontally through dropped ceilings, requiring careful work to access and clean each section.
- 3
Single external intake for the entire building
The single external intake serves all floors, receiving dust and humidity at high density.
Before the visit
Before our visit in Al Asla'a
- 1
Coordinate with building management and residents
Inform building management and residents of the visit date and work phases so they are prepared for any temporary impact on cooling.
- 2
Ensure access to ceiling and ducts on each floor
Ensure that dropped ceilings and inter-floor spaces are safe and accessible for efficient cleaning execution.
- 3
Specify the AHU and external intake location
Tell us where the AHU is located (usually on the roof or in a plant room) and the external intake so we can plan the work accordingly.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Do multi-storey apartment blocks in Al Asla'a need duct cleaning?
Yes, ducts spanning multiple floors accumulate dust quickly due to network size and occupant load, and cleaning improves flow and efficiency.
Does accessing ducts in taller buildings complicate cleaning?
It may require some work on dropped ceilings and inter-floor spaces, but we coordinate with building management from the start to ensure safe access.
Does street dust and humidity enter Al Asla'a ducts?
Yes, the building's external intake draws in street dust and humidity, which accumulate in the network with high occupancy and intensive daily use.
Does cleaning improve cool air distribution across floors?
Yes, removing blockages and dust allows better cold air flow to all floors evenly, reducing complaints about temperature differences.
