Commercial duct cleaning

Central AC duct cleaning in Al Baghdadiyah Al Gharbiyah

In Al Baghdadiyah Al Gharbiyah, central Jeddah's hospitals, hotels and large offices need regular duct cleaning to restore clean airflow. Alrabih's team breaks down the network section by section without shutting the building down.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

The area mixes medium to large hospitals, hotels and commercial centres with wide spaces and complex central AC systems serving multiple floors and separate departments. These networks collect dust and humidity quickly due to heavy use and the ductwork's long engineering runs, reducing airflow efficiency and straining the AHU. Section-by-section cleaning lets the network recover gradually while the building remains in service for patients, guests and staff.

Al Baghdadiyah Al Gharbiyah sits in central Jeddah, a district of hospitals, hotels and office towers with large-scale central AC systems.

Central AC systems here typically serve several floors and specialist departments, with main ductwork running long distances above suspended ceilings.

The AC setup in Al Baghdadiyah Al Gharbiyah

  1. 1

    Multi-storey central system

Hospitals and hotels here rely on one or more AHUs serving multiple floors through a main duct network with separate branches.

  2. 2

    Shared heating and cooling coils

The main ductwork carries the coils and filters in one plant room, requiring precise cleaning to keep the entire system performing.

  3. 3

    Separate branches for specialist departments

ICU, theatres and isolation units have dedicated branches needing separate and careful cleaning.

Before the visit

Before our visit in Al Baghdadiyah Al Gharbiyah

  1. 1

Coordinate with building and facilities management

Alert the hospital or hotel management about the visit date and which departments will be served first to avoid clashing with critical services.

  2. 2

Confirm access to the plant room and above ceilings

Check that the team can safely reach the AHU plant room and the ductwork above the suspended ceilings before the visit day.

  3. 3

    Provide ductwork drawings if available

If you have engineering drawings or system documentation, share them with us to speed up the assessment and precise planning.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Can you clean the ductwork without closing the hospital or hotel?

Yes, we clean the network section by section so other departments stay served with clean air during the work.

How do you access ductwork in tight suspended ceilings?

We assess access points during the first visit and use fit-for-purpose tools to work in tight spaces without damaging the ceilings.

High humidity in Jeddah causes mould in the ducts, how do you handle this?

We deep-clean the ducts and coils and check water drainage throughout the system to prevent moisture and mould buildup.

These central systems are complex, how do you know where dust builds up?

We inspect the network carefully and pinpoint buildup zones before starting, then clean the main trunks, coils and plenums in sequence.
