Commercial duct cleaning

Central AC duct cleaning in Al Bawadir

In Al Bawadir, north-east Jeddah, modern residential blocks, villas and craft workshops use central AC systems, with humidity and dust causing performance decline. We clean ducts, coils and plenums precisely to restore airflow and quality.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Bawadir is a diverse residential and craft growth area, combining modern residential blocks, luxury villas and craft workshops alongside storage facilities. Proximity to coastal zones increases air humidity, while craft activities and ongoing construction generate continuous dust. Combined humidity and dust accelerate mould growth and reduce coil efficiency and airflow. Systems here range from small in villas and flats to medium-sized in warehouses and workshops.

Al Bawadir sits in north-east Jeddah, a diverse growth area with residential blocks, villas and craft workshops close to the coast.

Most residential buildings here have medium central duct systems, while warehouses and workshops may have separate larger systems, with filters in insulated rooms.

The AC setup in Al Bawadir

  1. 1

    Varied-size central duct systems

Villas and residential blocks have small to medium duct systems, while warehouses and workshops may have significantly larger ones.

  2. 2

Cooling coils exposed to humidity and mould

Coastal proximity increases humidity, and coils in the plant room are prone to rapid mould growth, especially during high-humidity seasons.

  3. 3

Shared or separate external air intakes

Some buildings share one external air intake, others have separate ones, affecting dust and humidity distribution across systems.

Before the visit

Before our visit in Al Bawadir

  1. 1

Specify building type and use (residential, commercial or workshop-based)

Tell us if the building is residential, workshop-based or mixed, as this determines the cleaning intensity and equipment needed.

  2. 2

Confirm safe access to plant room and roof

Ensure the team can safely reach the plant room and roof, with adequate safety equipment, lighting and ventilation in place.

  3. 3

Coordinate with maintenance or building management on shared systems

If shared systems span multiple buildings or units, ensure the visit time is coordinated with all stakeholders.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Coastal humidity and workshop dust cause rapid mould, how do you clean effectively?

We inspect coils and plenums with camera for mould, clean with safe equipment, then dry thoroughly with compressed air and recommend regular checks to prevent regrowth.

Do villas and residential blocks here need different duct cleaning than workshops?

Yes, villas and residential blocks need lighter cleaning focused on air quality, while workshops require heavy-duty cleaning to remove dust and metal particles.

What is the difference between cleaning a small residential system and a craft workshop system?

Small residential systems need precise cleaning of tight coils and plenums, while workshop systems are larger and need stronger suction equipment and deeper inspection of wide ducts.

How often should ducts be checked here due to mixed humidity and dust?

We recommend checking filters and external screens every two months, and deep cleaning every one to eighteen months depending on use type (residential or workshop-based).
