Commercial duct cleaning

Central AC duct cleaning in Al Fanar

Al Fanar in far north Jeddah is home to modern villas and apartment blocks with central air systems, where dust buildup in the ducts reduces even cooling distribution across floors. Alrabih's team cleans the ductwork section by section without shutting down the whole system.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Most Al Fanar buildings are relatively new with central AC units serving several floors or wings, and the streets are wider and more orderly than older districts, making it easier for the team to access and move equipment. But the northern location and slight distance from the coast mean dust and sand from seasonal winds accumulate quickly in the air passages, especially in villas with open gardens and outdoor air intakes.

Al Fanar lies in far north Jeddah, slightly inland from the coast, a district of modern villas and apartment blocks with orderly streets and central AC systems.

Most homes and blocks here are equipped with central AHU units serving multiple rooms via ductwork distributed through walls and ceilings.

The AC setup in Al Fanar

  1. 1

Central AHU unit serving multiple floors

Modern blocks in Al Fanar use one central AHU unit with ductwork distributed across multiple floors, requiring regular cleaning of both main and branch air lines.

  2. 2

Ductwork in walls and ceilings for detached villas

Detached villas here contain ductwork distributed through walls and false ceilings, making thorough cleaning more detailed.

  3. 3

Evaporator coil in the plant room or roof

Central AC units here are usually mounted in a ground plant room or the roof, and coil cleaning is an essential part of our service.

Before the visit

Before our visit in Al Fanar

  1. 1

Tell us the duct system layout

Share the duct layout or building plan before the visit so we can identify the main sections and branches that need cleaning.

  2. 2

Provide safe access to the plant room or roof

The plant room or roof where the AHU is mounted may be at height, so make sure safe access is available and the space is prepared before the visit.

  3. 3

Clarify the outdoor air intake points

Tell us where the outdoor air intakes are on the roof or in the garden so we can see where dust and sand are entering the system.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Does duct cleaning shut down the whole building's air conditioning?

No, our team cleans section by section so partial operation continues. This is essential in residential blocks where you cannot shut the whole cooling system down.

Do the villas here need larger AC units because of the open gardens?

Yes, gardens and open outdoor spaces increase thermal load, meaning larger AHU units and wider ductwork serve the villa. Regular cleaning keeps these extensive networks performing.

Do the seasonal winds in the north increase dust in the ducts?

Yes, seasonal winds carry sand and dust into the home via outdoor air intakes, so regular duct and coil cleaning is more necessary in these exposed areas.

Can you access all the ductwork inside the false ceilings?

Most ductwork in Al Fanar runs inside false ceilings, and we coordinate before the visit to understand the system layout and safe access points, cleaning the main trunks and connected branches.
