Commercial duct cleaning

Central AC duct cleaning in Al Buhayrat

In Al Buhayrat, far north Jeddah, central duct cleaning tackles moisture and mould build-up in spacious villa systems. Alrabih's team cleans the ducts and coils section by section so the network returns clean and free of excess humidity.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Buhayrat is a very new district in the far north with large, spread-out villas and powerful central AC systems distributed across open floors. Coastal humidity and sea air raise the dew level inside the ducts, especially in the coils and plenums which become breeding grounds for mould and excess moisture. Duct cleaning here is more critical than in inland districts because the location's humidity speeds up fungal growth and cuts cooling efficiency.

Al Buhayrat sits in the far north of Jeddah near the coast, a luxury residential district of large villas served by advanced central AC systems.

The large villas in Al Buhayrat have multi-zone central systems with extended ductwork exposed to moisture and mould accumulation due to coastal proximity.

The AC setup in Al Buhayrat

  1. 1

Multi-zone central systems for large villas

Spacious villas in Al Buhayrat typically have multiple AHUs or a single system with different zones to distribute air efficiently across the floor plan.

  2. 2

Coils and plenums exposed to moisture build-up

Because of high coastal humidity, the coils and plenums in these villas accumulate moisture quickly and need frequent cleaning.

  3. 3

Outdoor air intakes close to the sea

Outdoor air intakes near the coast draw in humid, salt-laden air, which speeds up coil and duct deterioration.

Before the visit

Before our visit in Al Buhayrat

  1. 1

Clear the area around the plant room

Make sure the plant room is clear of furniture and boxes so our team can move freely around the large equipment.

  2. 2

    Confirm current water drainage

If there is moisture or water near the ducts currently, tell us before the visit so we bring the right drying and drainage tools.

  3. 3

Unlock outdoor access for the intakes

We need to reach the outdoor air intakes to inspect and clean them, so confirm access from the roof or external terrace is possible.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Humidity here is very high, does it affect the ductwork?

Yes, coastal humidity causes mould to grow rapidly inside the coils and ducts. We clean the coils and drain lines regularly and ensure excess water drains efficiently.

There's a strange smell from my AC, is that mould?

A strange smell is often mould or accumulated moisture in the ducts or coils. We inspect and thoroughly clean the affected areas.

My villa is very large with complex ductwork, how do you handle it?

Our team is trained on large, complex central systems. We clean every part of the ducts and coils gradually without shutting down the whole system.

Will duct cleaning reduce the humidity in my home?

Duct cleaning improves airflow and removes mould, helping the system reduce humidity. But coastal moisture remains high, so you may need a separate dehumidifier in certain areas.
