Commercial duct cleaning
Central AC duct cleaning in Al Fardous
In Al Fardous, North Jeddah's villas and apartment blocks run sophisticated central AC systems, yet dust and moisture build up fast in the ductwork and coils. We have cleaned hundreds of central systems here with specialist equipment that restores air distribution efficiency.

When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Al Fardous is a spacious residential district of luxury villas and modern apartment buildings with diverse layouts, where central systems are more complex because they span much larger areas. Dust and moisture buildup in the long ductwork causes noticeable cooling loss and higher power bills, and degrades indoor air quality. Full duct cleaning including coils, filters and fans ensures even distribution of chilled air and reduces system strain.
Al Fardous sits in North Jeddah as an upscale residential zone of spacious villas and contemporary apartment buildings.
Central systems in Al Fardous often have multiple zones with several cooling coils distributed, and the outdoor unit sits in a separate space behind the property or on the roof.
The AC setup in Al Fardous
- 1
Multi-zone central system
Spacious villas in Al Fardous typically have multi-zone central AC with separate cooling coils, each serving a wing or floor.
- 2
Extended ductwork with complex pressure balancing
Long distances between the central unit and supply vents require precise pressure balancing, which dust buildup severely disrupts.
- 3
Dedicated plant space behind the villa or on roof
Most Al Fardous villas have a dedicated plant room for the equipment and outdoor unit, easily accessible but requiring prior coordination.
Before the visit
Before our visit in Al Fardous
- 1
Map all zones and coil locations
Tell us how many zones and floors you have, and where all the coils and central unit are located before we visit.
- 2
Ensure team access to roof and plant areas
Make sure the roof door and plant room will be open, safe and unobstructed on the visit day.
- 3
Have electrical and water drainage access ready
Ensure power is available near the plant space, and ideally safe water drainage nearby for the cleaning process.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
My villa is very large with multiple zones, does duct cleaning cover all wings?
Yes, we clean every section of the main runs, branches and coils in each wing, and rebalance airflow distribution across all zones.
My villa has a private entrance, how does your team reach the roof and equipment?
We coordinate in advance to identify the safest route to the roof and equipment space, checking access with you beforehand.
High humidity causes problems with my AC, does cleaning help?
Dust buildup reduces the coil's ability to remove moisture, so cleaning the coils and full ductwork restores the system's dehumidification capacity.
Does duct cleaning lower my electricity bill?
Yes, clean ducts allow the system to cool your villa with less effort, cutting compressor runtime hours and lowering power consumption.
