Commercial duct cleaning

Central AC duct cleaning in Al Amwaj

In Al Amwaj, north Jeddah, modern villas and resort-style buildings rely on central AC systems distributed across wide ductwork. Duct cleaning restores cold airflow to every room without shutting the system down.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.

What sets this district apart

Al Amwaj's buildings are relatively new with spacious layouts and private gardens, but the central ductwork runs long distances through ceilings and walls, allowing dust and fibres to accumulate, especially where wind gusts blow from the east. These extended and complex runs need regular cleaning because grime reduces airflow and strains the AHU, making the system work harder to cool the whole space.

Al Amwaj is in modern north Jeddah, an upscale residential district of detached villas and contemporary apartment towers.

Most villas and apartment blocks here use central AC because the larger floor areas need uniform cooling throughout.

The AC setup in Al Amwaj

  1. 1

Central system with one main AHU and multiple branch zones

Most villas and modern apartment blocks here have one AHU that distributes cooling through main ducts and separate branches for each floor or wing.

  2. 2

Outdoor air intakes mounted high on roof or wall

Outdoor intakes are often mounted on the roof or high on walls to catch cleaner air, but they collect dust and sand quickly due to the easterly winds.

  3. 3

Cooling coils in the AHU and some plenums

Long duct runs pass through cooling coils and main plenums, which are the accumulation points where dirt quickly reduces airflow.

Before the visit

Before our visit in Al Amwaj

  1. 1

Locate the AHU position and outdoor intake points

Tell us where the AHU room and outdoor air intakes are located before the visit, as this determines the cleaning sequence and priorities.

  2. 2

Ensure team parking near the main entrance

The cleaning team needs to move heavy equipment and hoses, so confirm safe parking with easy building access before the visit.

  3. 3

Agree cleaning times with building management or owner

Since cleaning happens gradually without full shutdown, make sure the owner and residents know the expected work schedule in advance.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Does your duct cleaning shut down the whole central system?

No, we clean the main trunks, coils and plenums section by section, so the system keeps running partially in other areas until the work is complete.

Our villas are spacious, how much ductwork needs cleaning?

That depends on the layout and total floor area, but for large villas and apartment blocks we cover all main trunks and important branches to restore full flow throughout.

The easterly winds bring sand and dust, does this affect the ductwork?

Yes, the easterly winds and sand-laden air accelerate dust deposits inside the ducts, and regular cleaning keeps the system running efficiently.

Are there electrical issues running power to the AHU and ducts?

Modern central systems here are well-installed, but we check all electrical connections and power supplies before starting to ensure the team and equipment are safe.
