Commercial duct cleaning

Central AC duct cleaning in Al Hafnah

In Al Hafnah, east of Jeddah, villas and small apartment blocks spread across relatively open land, many using central AC systems. Duct cleaning restores efficiency after desert dust and humidity accumulation.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Hafnah is a quiet residential area marked by detached villas and small-scale apartment blocks, each potentially with its own central system. Desert dust and fine sand accumulate quickly in ductwork due to exposed roads and wind, while slight coastal humidity promotes mould in false ceilings. Visits here are simpler because buildings are separate and require no complex neighbour coordination, though safe roof access may be needed.

Al Hafnah lies east of Jeddah in a quiet residential zone, marked by detached villas and small blocks on relatively open land.

Most central systems here serve a single villa or small block without sharing with other units, making comprehensive cleaning straightforward.

The AC setup in Al Hafnah

  1. 1

Separate central system per villa or small block

Al Hafnah has detached villas and small blocks that do not share systems, making cleaning and maintenance straightforward.

  2. 2

Partially exposed ductwork on the roof

In many villas and blocks, part of the ductwork is exposed on the roof, making it vulnerable to dust and extreme heat.

  3. 3

AHU in false ceiling or on roof

The AHU is typically in the false ceiling of the main room or in a mechanical room on the roof.

Before the visit

Before our visit in Al Hafnah

  1. 1

    Verify safe rooftop access

Most ductwork is on the roof, so verify there is a safe ladder or stairway and adequate working space on the roof.

  2. 2

    Precisely locate the AHU

Tell us whether the AHU is in a false ceiling or on the roof and in which room or area, so we can plan precisely.

  3. 3

    Check roof insulation condition

If ductwork is exposed on the roof, note whether insulation is intact or has damaged or exposed sections, and tell us before the visit.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Wind and desert dust are strong here, how often should the ductwork be cleaned?

Desert dust accumulates faster, especially if return vents are in exposed locations. We recommend duct cleaning every 12 to 18 months in Al Hafnah, rather than every two years elsewhere.

My roof is exposed and gets very hot, does this affect ductwork routed there?

Yes, extreme heat accelerates duct insulation degradation, and direct sun reduces its effectiveness. Checking the insulation is intact and sealing gaps maintains system performance.

Coastal humidity causes mould in false ceilings, how does cleaning help prevent that?

Duct cleaning removes moisture and dust from inside the system and improves airflow through it. Better airflow reduces humidity and mould accumulation inside the duct and around vents.

Does duct cleaning improve the smell of air coming from the AC vents?

Yes, if the duct harbours mould or old dust, you may smell it from the vents. Thorough cleaning removes those odours and improves indoor air quality.
