Commercial duct cleaning
Central AC duct cleaning in Al Hamdaniyah
In Al Hamdaniyah, East Jeddah, mid-rise residential buildings rely on central AC systems, and dust buildup in the ducts restricts airflow across the flats. Alrabih cleans main trunks, coils and plenums progressively to keep the building in service.

When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- Access doors cut and resealed
- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Al Hamdaniyah is a mid-level residential district of 6 to 10-storey buildings served by a single rooftop central AHU. These buildings are slightly older than Breiman, and ducts are more prone to dirt and mould from coastal humidity and sporadic maintenance. Duct cleaning here requires coordination with management to shut down the unit in specific sections and access the distribution chambers and internal shafts.
Al Hamdaniyah is in East Jeddah, a district of mid-rise residential buildings with unified central AC systems.
Most buildings here are served by one central system per 8 to 15 flats maximum, with a single rooftop processing unit.
The AC setup in Al Hamdaniyah
- 1
Mid-size central system serving multiple floors
One rooftop AHU distributes air across multiple floors through vertical and horizontal ducts enclosed in corridors and ceilings.
- 2
Ducts enclosed in corridors and suspended ceilings
Main and branch ducts are covered by suspended ceilings and closed corridors, trapping humidity and dust and promoting mould buildup.
- 3
Limited distribution chambers on roof and shafts
Access points to the ducts are limited and located only in specific chambers on the roof and vertical shafts.
Before the visit
Before our visit in Al Hamdaniyah
- 1
Get permission from building management and residents
Inform building management and residents about the cleaning date and which sections will have temporary air stoppages.
- 2
Confirm distribution chambers can be opened
Make sure doors to distribution chambers on the roof and in vertical shafts are unlocked, safe and not blocked.
- 3
Prepare safe access to roof and shafts
Ensure stairs and passages to the roof and chambers are safe and clear of obstacles or stored items.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Will duct cleaning affect my flat's air during cleaning?
Yes, flats in the section being cleaned will have a temporary air stoppage, but other flats stay normally cooled, and we work on small sections quickly.
Is reaching the ducts difficult in these relatively older buildings?
Yes, ducts are enclosed in closed corridors and suspended ceilings, so we need coordinated safe access through distribution chambers and vertical shafts.
Is mould in the ducts a common problem in this area?
Yes, high humidity and coastal proximity speed up fungal growth on duct walls and AHU coils, so regular cleaning improves air quality and health.
Is it safe to cut power to the system during cleaning?
We isolate power only to the sections being cleaned, and residents are briefed in advance about the brief stoppage; the buildings here are electrically safe if we coordinate with management.
