When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Hamdaniyah is a medium-density residential district with 4- to 6-storey apartment blocks and central ducts serving multiple flats from one unit. This shared-duct arrangement makes channels prone to faster dust and mould accumulation because air travels through long runs serving different occupants. Coastal humidity accelerates bacterial and fungal growth inside the ducts, especially in pockets where condensate may pool. Regular camera inspection is vital to confirm the channels are not blocked and mould is not building up in ways that could harm air quality and residents' health.
Al Hamdaniyah is in east Jeddah, a district of medium-rise apartment blocks with conventional designs.
Most buildings here have central ducts serving 4 to 6 flats from a single AC unit, meaning long shared channels.
The AC setup in Al Hamdaniyah
- 1
Shared central duct run
Apartment blocks here typically have one long duct serving multiple flats, with separate outlet vents in each unit.
- 2
Single outdoor unit for multiple flats
One building may have only one or two outdoor units, with condensate lines running separately to drain points.
- 3
Moisture accumulation pockets in ducts
Long shared ducts may have small pockets where condensate pools, encouraging rapid mould growth.
Before the visit
Before our visit in Al Hamdaniyah
- 1
Coordinate with building management
Notify building management before the visit, since the ducts are shared and the work may affect multiple units.
- 2
Confirm access points to the ducts
Ask the building manager where the duct access points are in the ceiling or shared spaces.
- 3
Expect noise and dust during cleaning
Cleaning may create temporary noise and dust, so let your flat-mates know they may hear the team working in the ceiling space.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
Our flat has a strange smell from the AC, is that mould?
Yes, musty smells often come from mould or bacteria in the shared ducts. A camera inspection confirms the issue, and cleaning and sanitising removes the smell and contaminants.
The ducts are shared with neighbours, how do you clean them without disruption?
We coordinate with the building management to find a time suitable for all affected flats, and carry out cleaning from designated ceiling access points with minimal disruption.
The humid air here causes fast mould growth, is duct cleaning alone enough?
Cleaning and sanitising removes existing build-up, but ensuring the condensate drains properly stops moisture lingering in the channels. Regular system maintenance also matters.
Do we need to switch off the AC before cleaning?
Yes, we disconnect power from the central unit before inspection and cleaning to ensure the team and equipment are safe.
